Nature of Work

This position performs a variety of cleaning, janitorial, and general maintenance duties to ensure City of Rochester facilities are properly maintained, clean and safe. Responsibilities include general custodial duties; building maintenance; minor maintenance and repair of equipment; responds to calls for service and performing other related duties as required. Work is performed under the general supervision of the Facilities Supervisor and is coordinated with Building Maintenance Workers, part-time custodians and contractual cleaning services as necessary.

Distinguishing Characteristics

The primary area of assignment for this position is the Maintenance Center. This individual will be part of a facilities team with responsibilities for multiple buildings and could be required to serve as a back-up for other buildings. Incumbents may be required to work hours outside of the normal business hours of 8:00 AM to 5:00 PM including evening shifts in order to meet the needs of the facility.

Career Progression: This is an entry level position with advancement to Maintenance I upon successful demonstration of required competencies, and departmental needs and budget.

The 2026 starting rate of pay is $28.25 per hour with advancement to $35.39 per hour.

DUTIES AND RESPONSIBILITIES

The work below is representative of the scope of work performed within this job classification. Individual job duties will vary based on work assignment or location.

  • Perform general custodial duties
  • Sweep, mop and buff/wax floors, corridors, halls, and stairways; clean restrooms, meeting rooms and offices; clean drinking fountains; empty trash receptacles; hang blinds and pictures; dust woodwork and furniture, clean upholstery of chairs and other furniture; vacuum and shampoo carpeting and rugs.
  • Wash and clean windows, polish furniture, remove rubbish and waste paper from building and grounds.
  • Monitor cleanliness of facilities during business hours and perform custodial duties as needed.
  • Restock restrooms with appropriate supplies, monitor inventory and assist in ordering supplies.
  • Operate and use a variety of equipment and tools in performing custodial duties including scrubber, buffer, vacuum, blowers, carpet cleaner, and hand tools.
  • Sweep sidewalks; snow blow, remove or shovel snow; maintain snow removal equipment; and perform other maintenance duties related to the building grounds.
  • Assist with and perform general and preventative maintenance
  • Perform and document required monthly preventive maintenance to equipment.
  • Assess condition of equipment and parts and repair as required; replace filters and belts; grease bearings.
  • Complete daily system checks on Building Automation System, water treatment, boiler and other systems.
  • Perform minor drywall repairs and touch-up painting, including preparing surfaces, scraping and patching.
  • Maintain City signage.
  • Repair and replace building finishes.
  • Complete furniture and equipment move requests.
  • Perform minor maintenance on a variety of objects including window replacement, repair of locks, painting, replacement of electrical or plumbing fixtures, changing of light bulbs, etc.
  • Assist with construction and project work as assigned.
  • Provide timely and customer-service oriented response to a variety of calls for service
  • Provide assistance related to equipment such as pumps, heating and cooling units and ventilation equipment are maintained and functioning.
  • Assist staff and general public with equipment needs and building services
  • Assume responsibility for the City Hall building during closed hours.
  • Respond to on-call needs as circumstances.
  • Prepare facilities for scheduled events including arranging tables, chairs, and equipment

Miscellaneous

  • Monitor the work of part-time custodians
  • Secure the building

Perform other duties as assigned or necessary.

MINIMUM QUALIFICATIONS

Education and Experience

A High School Diploma or the equivalent AND a minimum of 1 year of experience in custodial work or building maintenance for a large commercial facility.

OR

An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.

Licenses and/or Certifications

Valid drivers license.

Special Boilers License within 1 year of hire.

Desirable Qualifications

Experience with operation, maintenance, and repair of HVAC, plumbing, and electrical systems; automated energy management monitoring and control programs ; general building trades and building maintenance and repair; heating, cooling, absorption chillers, and other building systems.

Experience working with the public in a large commercial or public building.

Facilities and Service Technology Program (FAST) degree or diploma; OR Building Utilities Maintenance/Mechanic (BUM) degree or diploma.
