This is not a general coordination role. This is a technical, detail-driven position for someone who understands deck and outdoor living construction -- through plans, materials, codes, and logistics, not field labor.

The Role
As the Deck Project Coordinator, you own the entire pre-construction pipeline:
Contract Signed Plans Created Engineering Approved Permits Pulled Materials Ordered Ready to Build
- Mostly office-based (Marietta, GA)
- Occasional site visits & permit office trips
- Manage multiple projects simultaneously
- Coordinate with drafting firms, engineers, municipalities, and vendors
Key Responsibilities
Architectural Plans & Engineering
- Act as liaison with drafting/architecture firms
- Provide scope, photos, measurements, and specifications
- Review plans for accuracy & code compliance
- Coordinate with structural engineers (when required)
- Ensure compliance with local building codes
- Manage revisions and resubmissions
Site Plans & Permitting
- Obtain site plans via third-party services
- Compile complete permit packages
- Submit permits across multiple municipalities
- Track status and respond to reviewer comments
- Coordinate corrections and approvals
- Visit permit offices when needed
- Maintain real-time tracking of all permits
Material Takeoffs & Ordering
- Perform detailed takeoffs from plans & site photos
- Calculate all materials:
- Framing (joists, beams, posts)
- Decking & railing systems
- Hardware & fasteners
- Account for site-specific conditions
- Submit accurate vendor orders
- Coordinate delivery timing with project schedules
- Track and reuse surplus materials to reduce waste
Pipeline Management
- Manage multiple projects simultaneously
- Track:
- Plan status
- Engineering status
- Permit status
- Material orders
- Communicate proactively with Head Project Manager
- Identify and solve bottlenecks
Qualifications
Required
- Ability to read architectural & structural plans
- Knowledge of deck/outdoor construction:
- Footings, framing, ledger boards
- Railings, stairs, decking materials
- Understanding of residential building codes
- Strong organizational & detail-oriented mindset
- Excellent communication skills
- Ability to work independently
- Proficient in Google Suite
- Valid driver's license
Preferred
- Experience with municipal permitting (Metro Atlanta)
- Background in:
- Construction coordination
- Drafting
- Estimating
- Engineering support
Compensation & Benefits
- Full-Time Position
- Mostly Office-Based (Marietta, GA)
- $55,000 - $65,000/year
- Health, dental, and vision insurance
