About the Role:
We are seeking a detail-oriented and experienced Development Accountant to take ownership of end-to-end accounting operations for a prominent real estate joint venture focused on building luxury residential neighborhoods in Miami. This role serves as the sole accounting owner for the venture, managing everything from acquisition setup and monthly closes to lender reporting, construction accounting, and audit support. You will report directly to the Chief Financial Officer and work closely with operations and construction leadership.

Job DetailsKey Responsibilities
Acquisitions & System Setup
- Establish property codes, configure General Ledger (GL) codes, and set up approval workflows for new acquisitions.
- Record new acquisitions, confirming that costs are accurately allocated to the appropriate properties and expense categories.
- Configure new projects and jobs within construction management software to align with the core accounting structure.
- Maintain strict coding integrity and workflow consistency as transaction volume scales.
Close, Consolidation & Reporting
- Manage the monthly close process and consolidated financial reporting across all related entities.
- Prepare comprehensive reporting packages for lenders, joint venture partners, and investors in compliance with contractual deadlines and partnership agreements.
- Apply U.S. GAAP consistently under established company policies, while supporting IFRS reporting and reconciliations as needed.
- Produce project-level profit and loss statements, balance sheet schedules, and monthly construction cost reports.
- Record journal entries for deposit refunds and reimbursement checks.
- Maintain the real estate tax amortization schedule and record monthly expenses through journal entries.
Project & Construction Accounting
- Track costs thoroughly by property, project, and cost category, ensuring invoices align with correct GL accounts and budget lines.
- Maintain active construction budgets while closely monitoring change orders, committed costs, and remaining budget balances.
- Monitor hard costs, soft costs, and contingencies; prepare cost-to-complete reports to promptly flag potential overruns or unusual expenses.
- Prepare monthly lender draw packages—including invoices, lien waivers, and contracts—and reconcile each draw back to the project ledger.
- Track lender funding allocations to verify proper distribution by project and cost category.
- Monitor retainage from initial accrual through final release, overseeing payment applications and draw requests.
- Execute project closeout procedures by reconciling final costs, closing purchase orders, verifying retainage releases, and organizing documentation for future audits.
- Determine appropriate accounting treatment for completed project costs (e.g., inventory vs. fixed assets) based on intended use and applicable guidelines.
Accounts Payable & Treasury
- Review and post accounts payable, cross-referencing vendor and contractor invoices against purchase orders, contracts, and approved work.
- Verify lien waivers and required releases prior to issuing payments.
- Review and approve electronic treasury wires and ACH transactions, ensuring strict verification protocols via documented vendor callbacks.
- Independently review weekly credit card transactions and supporting documentation, reconciling monthly statements.
- Onboard new vendors while enforcing compliance standards regarding W-9 collection, certificates of insurance, banking verification, and validation checks.
- Supervise and review accounts receivable and payable support functions, including invoice entry, property and GL coding, and operating versus capital expense classification.
Audit, Tax & Fixed Assets
- Prepare audit schedules and serve as the primary liaison with external auditors throughout fieldwork.
- Maintain cost basis and depreciation schedules, coordinate placed-in-service dates, and support K-1 preparation and cost-segregation studies.
Qualifications & Requirements
- 3+ years of overall real estate experience, with a minimum of 1+ years working directly with Yardi.
- Solid background combining entity-level monthly closes, consolidations, and construction or development accounting.
- Proven experience managing lender draw packages, retainage tracking, change orders, and cost-to-complete reporting.
- Proficiency in Yardi is required; PayScan experience is strongly preferred, and familiarity with platforms like Ingenious Build or Procore is a plus.
- Working knowledge of capitalization rules and the distinction between operating and capital costs.
- Direct experience supporting external audits, maintaining depreciation schedules, and assisting with tax preparation.
- Ground-up development experience is highly preferred.
- Comfortable working independently as the sole accounting owner in an office setting.
