Development Analyst

About the Position
We are seeking a Development Analyst to provide analytical, research, reporting, and project coordination support to a growing real estate development team.
This role will support active and prospective development projects through feasibility analysis, market research, budgeting, entitlement and construction coordination, leasing support, and preparation of Investment Committee materials.
The ideal candidate is analytical, detail-oriented, proactive, and interested in building a long-term career in commercial real estate, particularly industrial real estate and data centers.
Key Responsibilities
- Conduct real estate market research, including rental rates, lease comparables, land sales, development pipelines, supply and demand, vacancy, absorption, and competitive projects.
- Build and maintain market data trackers, development pipeline reports, lease comparable databases, and internal reporting tools.
- Prepare and maintain real estate feasibility and financial analyses for development, redevelopment, expansion, and major capital projects.
- Analyze development costs, rent assumptions, development yields, net effective rents, valuations, returns, and sensitivity scenarios.
- Maintain development budgets, construction cost estimates, project schedules, rent assumptions, site plans, and financial model inputs.
- Assist with due diligence, entitlements, zoning, permitting, design coordination, construction reporting, budget tracking, and leasing activities.
- Prepare project summaries, development timelines, approval packages, presentations, and meeting materials.
- Compile information and supporting documentation for Investment Committee papers and presentations.
- Research zoning, utilities, infrastructure, environmental considerations, tenant demand, competitive supply, and other factors affecting project feasibility.
- Conduct competitor and customer research and maintain customer and development pipeline information.
- Assist with lease analysis and review of appraisal reports and other real estate analysis.
- Prepare reports, presentations, agendas, meeting summaries, and action items as needed.
- Provide analytical and administrative support to senior staff across various functional groups.
- Utilize technology and AI tools to improve research, analysis, reporting, and daily workflow.
Qualifications
- Bachelors or Masters degree in Business, Real Estate, Finance, or a related field.
- 24 years of experience in real estate development, development analysis, construction, project management, financial analysis, or a related analyst role.
- Strong proficiency in Microsoft Excel, Word, and PowerPoint.
- Ability to create, modify, and use real estate and/or financial models.
- Argus experience preferred but not required.
- Strong analytical and problem-solving skills with excellent attention to detail.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
- Strong written and verbal communication skills.
- Interest in industrial real estate and/or data centers.
- Interest in using AI and emerging technology to improve productivity and analysis.
- Desire to build a long-term career in commercial real estate.
