    Division 8 Project Manager

    Position Overview

    We are seeking an experienced Division 8 Project Manager to oversee commercial door, frame, and hardware projects from handoff through closeout. This role will manage schedules, submittals, procurement, coordination with field teams and GCs, and overall project execution to ensure projects are completed on time, within budget, and with strong customer satisfaction.

    The ideal candidate will have experience managing commercial DFH projects, strong organizational skills, and the ability to communicate effectively with customers, vendors, installers, and internal teams.

    Responsibilities

    • Manage Division 8 projects from award through closeout
    • Review project documents, specifications, hardware sets, and contract requirements
    • Coordinate submittals, RFIs, approvals, and material procurement
    • Work closely with estimators during project turnover and preconstruction
    • Maintain project schedules and track lead times for doors, frames, hardware, and specialty products
    • Coordinate with vendors, suppliers, installers, and general contractors throughout the project lifecycle
    • Oversee change orders, billing, and project financials
    • Conduct project meetings and maintain clear communication with customers and internal teams
    • Manage punch lists, closeout documents, and warranty items
    • Assist in resolving field issues, hardware conflicts, and installation challenges
    • Ensure projects maintain profitability goals and customer expectations

    Qualifications

    • 3+ years of project management experience in Division 8, commercial construction, or related specialty trades
    • Strong understanding of commercial doors, frames, hardware, and construction processes
    • Ability to read blueprints, specifications, and hardware schedules
    • Experience managing multiple projects simultaneously
    • Strong communication and organizational skills
    • Detail-oriented with the ability to problem solve in fast-paced environments
    • Proficiency with Microsoft Office and project management software

    Preferred Experience

    • Experience with Comsense, Avaware, Protech, Software for Hardware, or similar Division 8 software
    • Knowledge of hollow metal, wood doors, electrified hardware, keying, and healthcare or education projects
    • Experience coordinating installation crews and field operations
    Familiarity with Procore or other construction management platforms
