Job Overview:
As the Leasing Portfolio Manager, you will be responsible for ongoing management of commercial real estate leasing transaction activities for a defined portfolio of properties on behalf of our agency partners. You will prepare, negotiate, recommend, and implement transaction strategies for acquisition of commercial real estate leases, lease renewals, and lease amendments.
Key Responsibilities:
Implements real estate plans with an understanding of the agency's strategic real estate goals and assist with project initiation and scope definition, prioritization of assignments, and adherence to agency-driven priorities, commitments, and milestones.
Act as tenant representative and effectively negotiate the business terms and conditions for a wide variety of commercial real estate products, including office, retail, flex, and industrial in the best interest of the State within Statute and Policy.
Draft and create a variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Lease Proposal Requests (LPR's), proposal comparison packages, Net Present Value analysis (NPV), lease recommendations, market assessments, rent projections, create lease packages for State Building Commission review and approval.
Negotiate leases, lease amendments, and lease renewals within prescribed timeline as well as monitor lease expirations of assigned projects. Identify new properties to meet agencies requirements and timeline and understand how to review, analyze, and interpret financial analysis templates including, NPV (net present value), and/or IRR (internal rate of return) financial analyses to make more informed decisions. You have a thorough understanding of financing and construction expenses (both shell and interior costs) and their impact on lease rates.
Perform diligence on existing and proposed locations, including build-to-suit sites, utilizing facility management reports and strength and weakness assessments (SWOT analysis). Manage space expectations through stellar customer-focus with the perception of various stakeholders.
Implement solutions with Lease Administration, Workplace Strategy, Compliance, Interior Design/Project Management, Facility Management, STS, and Finance/Accounting teams to ensure integration between the service lines.
Minimum Qualifications:
Bachelor's degree (BA/BS) from four-year college or university in Finance, Economics, Business Administration, Real Estate or related area, and a minimum of 4 or more years of related commercial real estate experience.
Residential real estate experience and apartment leasing are not applicable.
In-state travel is required, including occasional overnight stays.
Experience working with Microsoft Office Suite (advanced Word and Excel knowledge preferred).
Excellent communication skills, sense of urgency, time management, problem-solving, prioritizing, organization, analytical skills and must be self-motivated.
