Primary Purpose


PRIMARY PURPOSE OF POSITION

Provide overall leadership and direction for utility Real estate and Facilities, including the development of performance measures and targets, RE&F programs, and operations. Leads a team of experienced and highly qualified professionals responsible for maximizing the value of real estate & facilities through real estate transactions, property management, generating revenues through asset leasing programs. Directs business planning process and related programs and initiatives to optimize the usefulness and value of Exelon's non-utility real estate portfolio and upgrades the delivery of real estate and facilities services.


Primary Duties


PRIMARY DUTIES AND ACCOUNTABILITIES


+ Provide leadership and set the strategic direction for the RE&F organization. Direct business control processes to insure budget, fiduciary and Sarbanes Oxley compliance. (20%)

+ Direct development, communication and implementation of real estate, facilities, and policy, guidance and business practices. Identify performance measures, establish performance targets and drive continuous improvement. (20%)

+ Collaborate with operating groups in the creation of strategies and processes to insure compliance with Federal, State and local environmental regulations. Drive consistency among utilities when appropriate. (20%)

+ Support adherence to Environmental Management System and environmental stewardship goals including initiatives supporting Exelon's Path to Clean, fleet electrification and buildings efficiency improvements. (15%)

+ Lead internal and external resources involved in the execution of real estate and facilities transactions, operations, initiatives, and programs and oversee the company's portfolio of occupied buildings and facilities. (15%)

+ Interface with executives and key stakeholders (internal and external) to ensure the real estate & facilities needs of the company are being met and satisfy the expectations of stakeholders. (5%)

+ Liaison with project management resources as needed in the execution of facility projects (5%)


Job Scope


JOB SCOPE

This position manages approximately 60 employees (direct and indirect reports) responsible for the utility's real estate & facilities assets functions. The position manages the company's real estate and facilities portfolio including land, facilities, rights of way and substations. Duties also include overall responsibility for development and implementation of policies, programs, and practices, and well as regulatory compliance. Passion for performance improvement is required to motivate and sustain high levels of performance to upgrade the delivery of real estate services based on identification and adoption of leading industry practices. Directly advises BGE senior management on all major transactions that involve the purchase, sale, leasing or development of real estate and occupied facilities. Assumes primary accountability to BGE senior management for the success of all real estate business plans, programs and initiatives, reporting directly to senior management on the status of all real estate matters within the scope of responsibility Primarily responsible across business units for effective real estate and facilities governance through the development of real estate and facilities standards, policies and procedures Exercises broad independent judgment and assumes a high level of accountability for the success of portfolio-level initiatives and programs that establish the agenda for the Department's business plan


Minimum Qualifications


MINIMUM QUALIFICATIONS


+ Bachelor's Degree with concentration in Business, Engineering, or related discipline. 12 or more years of relevant experience in utility operations, business, real estate transactions, environmental management or related area. In lieu of degree, 15-20 years of relevant experience.

+ Experience in real estate or environmental management, compliance or consulting. Knowledge of utility operations.

+ Demonstrated experience in leadership, change management, implementation of business controls, financial management and performance management.

+ Demonstrated ability to achieve performance targets and operating results.

+ Demonstrated oral and written communication and negotiation skills.

+ Strong leadership skills with customer focus and results orientation and the ability to achieve results through teamwork and collaboration.

+ 5 years of supervisory experience.


Preferred Qualifications


PREFERRED QUALIFICATIONS


+ MS/MA in related area of specialty, or MBA Strong business knowledge

+ Land development and entitlement strategy expertise, including site selection, feasibility and risk analysis, and acquisition strategy

+ Extensive local and county government experience, leading rezoning and permitting approvals and representing projects before planning commissions, zoning boards, and elected officials

+ Annual salary will vary based on a candidate’s skills, qualifications, experience, and other factors: $177,600.00/Yr. – $244,200.00/Yr. plus an additional $50K in Long Term Incentive Plan annually
