About the Role
A large, multi‑building campus in Paul Smiths, NY is seeking an experienced Director of Facilities Operations to lead Integrated Facilities Management (IFM) across a diverse and expansive environment. This role oversees maintenance, grounds, custodial, environmental services, construction/project management, and all aspects of campus operations — including hands‑on snow management during winter months.
You will serve as the senior facilities leader, partnering closely with campus leadership to ensure operational excellence, safety, sustainability, and a high‑quality experience for students, staff, and visitors.
Key Responsibilities
- Lead and manage all campus facilities operations across 50+ buildings, 586,000 sq. ft., and 14,000 acres
- Oversee multi‑department teams including maintenance, custodial, grounds, environmental services, and project management
- Directly supervise two managers (Custodial Manager & Maintenance Manager) and provide leadership to ~25 union employees
- Manage and execute snow removal operations, including hands‑on snowplow operation as needed
- Oversee HVAC, mechanical, electrical, structural, and architectural maintenance programs
- Lead capital projects, construction planning, vendor/subcontractor oversight, and budgets of $1M+
- Ensure compliance with safety standards, environmental regulations, and sustainability initiatives
- Maintain strong client‑partner relationships with campus leadership
- Drive financial performance, forecasting, and operational reporting
- Support event coordination and campus readiness throughout the year
What You Bring
Must‑Have Qualifications
- 5+ years of Director‑level Integrated Facilities Management (IFM) experience in a campus or campus‑like environment
- Demonstrated expert‑level snow management experience, including hands‑on equipment operation
- Experience managing union employees, including workload balancing, mentorship, and performance leadership
- Multi‑department oversight across maintenance, custodial, grounds, environmental services, and project management
- Strong financial acumen with experience managing capital projects, vendor contracts, and large budgets
- Valid driver's license and clean driving record
Preferred Experience
- Higher education, hospital campus, military base, or large multi‑site institutional environment
- Experience with CMMS systems, energy management, and sustainability programs
- Background in construction management or engineering
