QUALIFICATIONS

Education & Experience

Bachelor’s degree in Facilities Management, Engineering, or related field
Minimum of 5 years of progressive leadership experience in facilities management
Experience supervising managers or directors preferred
Background in industries such as real estate, condominium management, healthcare, hospitality, or senior living is highly desirable
Strong technical knowledge of HVAC, plumbing, and building systems
 

RESPONSIBILITIES

Key Responsibilities

Infrastructure & Facilities Management

Provide oversight and accountability for the maintenance and lifecycle management of all Association buildings and systems, including mid-rise buildings and Villas Townhomes
Oversee routine maintenance, repairs, inspections, and preventative maintenance programs
Ensure optimal performance and longevity of all building systems and equipment
Coordinate and supervise external vendors and contractors for maintenance and repair work
Manage daily facilities operations, including delegation and completion of work orders
Oversee compliance and inspections for critical systems such as elevators, fire alarms, and pool systems
Maintain accurate records of maintenance activities, repairs, and safety compliance

Capital Projects & Planning

Oversee renovation projects, capital improvements, and new construction as directed
Collaborate with leadership on long-term capital planning and infrastructure strategy
Review, inspect, and approve project work to ensure quality and compliance
Vendor & Contract Management

Lead contract negotiations and manage relationships with external service providers
Ensure vendor performance meets organizational standards and service expectations

Snow, Ice & Grounds Operations

Plan and execute snow and ice removal operations
Coordinate internal teams and external contractors to ensure safe access across the community
Financial Management

Support budget development for capital and deferred maintenance projects
Monitor expenses and ensure cost-effective operations
Ensure compliance with Workers’ Compensation procedures
Address and resolve resident concerns in accordance with Association policies
 
Leadership & Human Resources

Lead, coach, mentor, and evaluate infrastructure staff
Ensure high standards of performance, accountability, and professionalism
Approve and manage employee timecards and departmental records
Conduct performance evaluations and provide ongoing feedback
Foster a respectful, responsive, and service-oriented team environment
Serve as an essential employee for emergency operations (24/7 availability required)
Participate in committee meetings and safety initiatives

Ensure compliance with all federal, state, and local regulations, including the New Jersey Structural Integrity Act
Maintain strict confidentiality of sensitive information
