About the role
Our client in the real estate development space is seeking a Director of Acquisitions to lead the identification, evaluation, and execution of new investment and development opportunities across the region. This role offers the opportunity to play a central part in shaping the growth strategy of a forward-thinking development firm with ambitions to expand its portfolio of commercial, mixed-use, and hospitality assets.
The successful candidate will bring strong analytical capabilities, a well-established network of brokers and industry contacts, and the strategic mindset needed to source and structure deals that align with the company's long-term vision. This is a highly entrepreneurial role suited to a seasoned acquisitions professional who is energized by the prospect of building a pipeline from the ground up and contributing directly to the firm's expansion.
Reporting to the executive leadership team, the Director of Acquisitions will be a key driver of the organization's continued growth and market presence.
Lead the sourcing and origination of new acquisition and development opportunities, including land, value-add assets, and stabilized properties. Build and maintain a strong network of brokers, sellers, landowners, and industry intermediaries to ensure consistent deal flow.
Conduct comprehensive market research and analysis to identify target submarkets, asset classes, and investment themes. Monitor regional and national real estate trends, demographic shifts, and economic indicators to inform acquisition strategy.
Lead financial modeling, underwriting, and valuation analysis for prospective acquisitions. Develop detailed investment memoranda and present recommendations to the executive leadership team and investment committee.
Manage all aspects of the due diligence process, including coordination with legal, environmental, engineering, and market consultants. Oversee site inspections, title review, zoning analysis, and feasibility studies.
Negotiate letters of intent, purchase and sale agreements, and other transaction documents in coordination with legal counsel. Lead deal structuring, including consideration of joint ventures, equity partnerships, and financing arrangements.
Build and maintain relationships with capital partners, lenders, and co-investors to support deal execution. Partner with finance and accounting teams on deal closings, capital deployment, and investor reporting.
Develop and maintain a robust pipeline tracking system, providing regular updates to leadership on deal activity, market conditions, and competitive dynamics. Support post-acquisition transitions in collaboration with development, asset management, and operations teams.
Develop a clear understanding of the firm's investment criteria, target markets, and strategic objectives. Establish strong relationships with key brokers, intermediaries, and industry contacts across the region. Build out a structured pipeline tracking and underwriting process. Identify and advance the firm's first wave of priority acquisition opportunities.

Remuneration & Benefits Package
$160,000 – $210,000 per annum, commensurate with experience.
