SUMMARY:  The Director of Facilities manages, and coordinates the maintenance and day-to-day operations of the physical structures and grounds for the community. Recruits, supervises, evaluates and manages all maintenance and grounds personnel.

 ESSENTIAL JOB FUNCTIONS: Comply with all applicable rules, policies, standards and guidelines related to employment with Westminster Services and its communities.

  1. Supervises the staff which involves direct and indirect responsibilities for interviewing, selection, training, motivating, wage and salary administration, performance appraisal, managing policies and procedures to ensure achievement of the department’s goals.
  2. Responsible for managing renovations and major projects that are managed at the community level; and assist the MSS – Construction Dept with all major projects at the community.
  3. Manages all contractors and vendors that are performing repairs, maintenance or projects at the community level.
  4. Responsible for managing and maintaining monthly fire and disaster drills at the community. Responsible for monitoring water temperature levels at all times.
  5. Responsible for the maintenance and proper operations of the major equipment (IE boiler, A/C units, generators, etc.) and the buildings.
  6. Prepares and plans the Maintenance Dept’s budget and submits to the Executive Director for review and approval.
  7. Coordinates Maintenance services and activities with other related departments and/or residents.

 

KNOWLEDGE, SKILLS AND ABILITIES

  • Knowledge of plant maintenance including building and grounds repair.
  • Must possess good communication skills, orally and written.
  • Computer literate – MS Office Suite and the ability to use office equipment.
  • Experience reading and interpreting federal, state and local codes and requirements, drawings, diagrams, schematics and operation manuals. Must be able to maintain records and prepare reports.
  • Ability to coordinate multiple projects simultaneously and conduct inspections. Must be able to ensure timely completion of projects to established expectations.
  • Ability to develop budgets and maintain expenses within budget guidelines.
  • Ability to supervise and train assigned staff including organizing, prioritizing, and scheduling work assignments.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to work in a multi-ethnic and multi-cultural environment with staff members and residents.

 

ESSENTIAL QUALIFICATIONS:

Education and Experience:

  • Bachelors Degree in a maintenance related field preferred or equivalent experience; 10 years in Supervision of Maintenance in a retirement community or property management environment that operates multiple units.

Director of Maintenance – Technical Skills and Experience Requirements

The Director of Maintenance must demonstrate advanced knowledge and hands-on experience in the operation, troubleshooting, and oversight of critical building systems in a healthcare and residential environment, particularly in assisted living and memory care settings. This includes:

HVAC Systems

Experience with large-format commercial heating, ventilation, and air conditioning systems, including chillers, cooling towers, boilers, VAV systems, heat pumps, and energy management systems.

Plumbing Systems

Strong understanding of domestic water supply, sanitary systems, backflow prevention, grease traps, and medical-grade water applications (e.g., for spas, therapy pools, or dialysis support areas).

Electrical Systems

Familiarity with commercial-grade electrical infrastructure, including emergency backup generators, transfer switches, low-voltage systems, lighting controls, and resident-specific safety accommodations.

Life Safety Systems

Experience with fire alarm, sprinkler, and suppression systems, as well as fire doors, emergency lighting, and exit signage. Understanding of fire prevention protocols and NFPA 101 (Life Safety Code) compliance for healthcare occupancies.

Infection Prevention & Disease Control

Knowledge of touchpoint sanitation protocols, air filtration, and environmental infection control procedures aligned with CDC and AHCA standards. Familiarity with negative/positive pressure room operation and UV-C disinfection technology where applicable.

Interior and Exterior Maintenance

Skilled in general repair, painting, flooring, and furniture restoration. Oversight of roofing systems, building envelope maintenance, parking lot upkeep, and trip hazard mitigation in compliance with ADA requirements.

Medical and Resident-Centric Equipment Support

Ability to coordinate maintenance and inspections of specialized equipment used in memory care and assisted living, including nurse call systems, wandering prevention systems, elevators, and mobility-assist devices.

Building Management and Regulatory Compliance

Familiarity with AHCA, OSHA, and local building codes. Ability to maintain documentation and schedules for preventive maintenance programs, inspections, and capital improvement projects.
