SUMMARY: The Director of Facilities manages, and coordinates the maintenance and day-to-day operations of the physical structures and grounds for the community. Recruits, supervises, evaluates and manages all maintenance and grounds personnel.

ESSENTIAL QUALIFICATIONS:
Education and Experience:
The Director of Maintenance must demonstrate advanced knowledge and hands-on experience in the operation, troubleshooting, and oversight of critical building systems in a healthcare and residential environment, particularly in assisted living and memory care settings. This includes:
Experience with large-format commercial heating, ventilation, and air conditioning systems, including chillers, cooling towers, boilers, VAV systems, heat pumps, and energy management systems.
Strong understanding of domestic water supply, sanitary systems, backflow prevention, grease traps, and medical-grade water applications (e.g., for spas, therapy pools, or dialysis support areas).
Familiarity with commercial-grade electrical infrastructure, including emergency backup generators, transfer switches, low-voltage systems, lighting controls, and resident-specific safety accommodations.
Experience with fire alarm, sprinkler, and suppression systems, as well as fire doors, emergency lighting, and exit signage. Understanding of fire prevention protocols and NFPA 101 (Life Safety Code) compliance for healthcare occupancies.
Knowledge of touchpoint sanitation protocols, air filtration, and environmental infection control procedures aligned with CDC and AHCA standards. Familiarity with negative/positive pressure room operation and UV-C disinfection technology where applicable.
Skilled in general repair, painting, flooring, and furniture restoration. Oversight of roofing systems, building envelope maintenance, parking lot upkeep, and trip hazard mitigation in compliance with ADA requirements.
Ability to coordinate maintenance and inspections of specialized equipment used in memory care and assisted living, including nurse call systems, wandering prevention systems, elevators, and mobility-assist devices.
Familiarity with AHCA, OSHA, and local building codes. Ability to maintain documentation and schedules for preventive maintenance programs, inspections, and capital improvement projects.
