Director of Facilities
BASIC FUNCTIONS: The Director of Facilities provides strategic leadership and oversight of all school
facilities, grounds, building systems, and capital improvement projects. This position ensures Avon
Grove Charter School's facilities are safe, secure, efficient, and well-maintained while supporting the
school's educational mission. The Director of Facilities oversees maintenance, custodial services,
grounds management, environmental compliance, safety initiatives, construction projects, and long-
range facility planning.
The Director of Facilities works collaboratively with school leadership, staff, contractors, consultants,
and regulatory agencies to ensure that all facilities operate effectively and comply with applicable
federal, state, and local regulations.
QUALIFICATIONS:
- Bachelor's Degree in Facilities Management, Construction Management, Business
Administration, Public Administration, or a related field preferred; or equivalent combinations
of education, technical certifications, or significant professional experience will be considered.
- Minimum of five (5) years of progressively responsible experience in facilities management,
maintenance operations, construction management, or related fields.
- Minimum of three (3) years of supervisory or leadership experience.
- Experience in a school district, charter school, higher education, healthcare, municipal, or
institutional environment preferred.
- Demonstrated experience managing construction and capital improvement projects.
- Thorough knowledge of building systems, including HVAC, electrical, plumbing, mechanical, and
life safety systems.
- Knowledge of preventive maintenance programs and facility management best practices.
- Understanding of construction management, contract administration, and project scheduling.
- Knowledge of Pennsylvania school facility regulations and safety requirements.
- Ability to read and interpret blueprints, plans, specifications, and technical documents.
- Strong organizational, analytical, and problem-solving skills.
- Excellent written, verbal, and interpersonal communication skills.
- Proficiency in Microsoft Office Suite and computerized maintenance management systems
(CMMS).
- Ability to prepare budgets, reports, and presentations for senior leadership and the AGCS Board.
- Ability to manage multiple priorities and respond effectively during emergencies
REPORTS TO: Chief Financial Officer STATUS: Full-Time, 10-Month
SCHEDULE: 8:00am-4:00pm, Monday-Friday CLASSIFICATION: Exempt, Salaried
LOCATION: State Road Campus & Early Learning Center Averaging 50-55hrs per week and
weekends as necessary
PERFORMANCE RESPONSIBILITIES:
- FACILITIES OPERATIONS AND MAINTENANCE:
a. Provides direction and oversight for all maintenance, custodial, and grounds operations.
b. Develop and implement comprehensive preventive and predictive maintenance
programs.

c. Ensure proper operation and maintenance of HVAC, electrical, plumbing, mechanical,
fire protection, security, and building automation systems.
d. Conduct routine facility inspections and establish priorities for repairs and
improvements.
e. Maintain facilities and grounds in a safe, clean, and attractive condition.
- CAPITAL PLANNING AND CONSTRUCTION MANAGEMENT:
a. Develop and maintain short-term and long-term capital improvement plans.
b. Manage facility renovations, construction projects, and infrastructure upgrades.
c. Coordinate the work of architects, engineers, contractors, vendors, and consultants.
d. Monitor project schedules, budgets, contracts, and project performance.
e. Provide recommendations regarding facility improvements and future infrastructure
needs.
- SAFETY, SECURITY, AND COMPLIANCE:
a. Ensure compliance with all applicable federal, state, and local regulations, including
Pennsylvania Department of Education requirements, OSHA standards, fire codes,
building codes, and environmental regulations.
b. Coordinate required inspections, permits, certifications, and regulatory reporting.
c. Serve as a member of the School Safety Committee and Emergency Response Team.
d. Oversee school security systems, access controls, surveillance equipment, and
emergency preparedness protocols.
e. Coordinate corrective actions resulting from safety audits and inspections.
- BUDGET AND FINANCIAL MANAGEMENT:
a. Prepare and manage annual operating, maintenance, custodial, utilities, security, and
capital budgets.
b. Monitor expenditures to ensure responsible stewardship of school resources.
c. Develop Competitive bid specifications and oversee procurement activities in
accordance with school policies and applicable laws.
d. Develop and coordinate competitive bidding processes for facilities-related projects,
capital improvements, repairs, maintenance services, equipment purchases, and
construction activities in accordance with school policies and applicable laws.
e. Evaluate service contracts and recommend cost-saving opportunities.
f. Analyze utility usage and implement energy management initiatives.
- STAFF LEADERSHIP AND SUPERVISON:
a. Supervise Facilities Building & grounds Supervisor: building maintenance, custodial, and
grounds staff
b. Establish performance expectations and conduct employee evaluations.
c. Coordinate staff scheduling, training, and professional development.
d. Assist with hiring, onboarding, discipline, and retention efforts.
e. Foster a culture of teamwork, accountability, customer service, and continuous
improvement.
- GROUNDS AND ATHLETIC FACILITIES MANAGEMENT:
a. Oversee maintenance and improvement plans for campus grounds, athletic fields,
parking lots, sidewalks, playgrounds, and stormwater management systems.
b. Coordinate landscaping, snow removal, and seasonal maintenance activities.
c. Ensure athletic and recreational facilities are safe and properly maintained for school
and community use.

- STRATEGIC PLANNING AND SCHOOL SUPPORT:
a. Participate in strategic planning initiatives related to facilities and infrastructure.
b. Provide regular reports and recommendations to school leadership and the AGCS Board.
c. Coordinate and facilitate facility records, equipment inventories, maintenance logs,
warranties, and project documentation.
d. Support school events and activities requiring facility coordination.
e. evaluation measures.

and facilities technology (i.e. Incident IQ), walkie talkie

Ability to respond to facility emergencies outside normal work hours.
Work responsibilities may extend beyond normal work hours based on school needs and
assigned responsibilities.
REQUIRED TRAVEL: Travels between the Early Learning Center and State Road Campus.
