Director of Maintenance

Summary of Duties

Maintain the grounds, facilities, and equipment for the Community in a safe and efficient manner in accordance with established policies and procedures and applicable federal, state, and local standards, guidelines, and regulations. Responsible for operation and oversight of wastewater treatment plant when applicable. Responsible for maintenance and repair of heating and cooling units, all ventilation equipment, and refrigeration units.

Essential Job Functions

1. Oversee facility maintenance and security activities.
2. Maintain the grounds, facilities, and equipment in good repair, ensuring a safe, clean, and orderly environment.
3. Maintain and repair heating and cooling units, all ventilation equipment, and refrigeration units.
4. Make periodic rounds to check equipment and to assure that necessary equipment is available to perform assigned tasks.
5. Schedule routine maintenance and repair on the facility and equipment.
6. Make inspections of all facility functions to assure that quality control measures are continually maintained. Report findings to appropriate individuals.
7. Notify appropriate individual when special safety issues are received regarding the facility, personnel, or equipment.
8. Evaluate staff performance including absenteeism, including counseling/discipline as necessary.
9. Complete 90 day and annual performance evaluations in a timely manner.
10. Review and develop a plan of correction for facility maintenance and security deficiencies noted during survey inspection. Provide a written copy of such to the Executive Director.
11. Work with contractor on new projects.
12. Maintain records of repair work on equipment.
13. Assist residents with move in/out.
14. Relieve security when appropriate.
15. Submit written and oral reports reference security incidents, conduct necessary investigations, and maintain detail files on each incident.
16. Report equipment or facility damage to the Executive Director within 24 hours of occurrence.
17. Submit written and oral reports/recommendations to the Executive Director concerning the operation of Maintenance Services.
18. Recommend to the Executive Director any equipment and supply needs.
19. Inspect work areas and equipment weekly in accordance with safety and fire prevention program.
20. Obtain and maintain updated Material Safety Data Sheets (MSDS)/Safety Data Sheets (SDS) for hazardous chemicals.
21. Performs other duties, including special projects, as assigned.

Education and Experience

High school diploma or equivalent required. Must possess required professional licenses and certificates. Minimum of five (5) years supervisory experience in facility maintenance and security in a healthcare facility environment required.

3. Must possess the ability to walk, stand, push, pull, bend, lift, and grasp, and fine hand coordination.
4. Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the requirements of this position can be fully met.
5. Must be able to push, pull, or move a minimum of 100 pounds utilizing proper body mechanics and assistance.
6. Must be able to walk/stand 75% of the day.
7. Must be able to cope with the mental and emotional stress of the position.
