Position Summary

The Director of Maintenance will provide hands-on leadership and strategic oversight of maintenance operations across a decentralized, scattered-site portfolio. This role requires an experienced professional who excels in troubleshooting older assets, managing multiple moving parts, and leading a team with pride, accountability, and care.

Key Responsibilities
  • Oversee day-to-day maintenance operations across a scattered-site portfolio
  • Lead, mentor, and manage a team
  • Ensure timely completion of work orders, preventative maintenance, and capital projects
  • Diagnose and resolve complex maintenance issues related to older and historic properties
  • Maintain portfolio standards with a focus on quality, safety, and resident satisfaction
  • Coordinate renovations, repairs, and vendor management as needed
  • Manage budgets, supplies, and fleet resources (including company vehicle usage)
  • Ensure compliance with housing regulations, safety standards, and company policies
Required Qualifications
  • Proven experience managing maintenance operations in non-traditional multifamily environments (scattered-site, townhomes, and/or single-family homes)
  • Strong technical troubleshooting skills, particularly with aging infrastructure and historic buildings
  • Demonstrated leadership experience managing teams in dynamic, multi-property settings
  • Highly organized with the ability to prioritize and manage multiple responsibilities
  • Strong work ethic with a genuine sense of ownership and pride in maintaining communities
  • Valid Driver's License
Preferred Qualifications
  • Background in construction or major renovations
  • Experience with affordable housing or Section 8 properties
  • Familiarity with RealPage/OneSite or similar property management systems
Compensation & Benefits
  • Base Salary: $100,000 - $120,000 (depending on experience)
