Director of Marketing – Multifamily Real Estate (LIHTC / HUD / Market Rate)
Salary: $80,000–$90,000 | Travel Required
We are seeking a strategic and results-driven Director of Marketing with strong expertise in multifamily housing, LIHTC, and HUD programs to lead marketing, rent optimization, and leasing strategy across a diverse portfolio of market-rate and affordable housing properties. This high-impact role oversees 40+ unregulated properties and 29 LIHTC communities, driving revenue growth, compliance, and occupancy performance.
Key Responsibilities:
- Develop and execute multifamily marketing strategies to maximize occupancy and rental income
- Conduct market research and competitive analysis to establish optimal rental rates and increase schedules
- Oversee LIHTC rent tiers, HUD compliance, and Section 8 voucher rent optimization
- Prepare rent increase schedules, budgets, and financial projections in collaboration with accounting
- Implement and manage Affirmative Fair Housing Marketing Plans (AFHMP)
- Review and enhance policies, procedures, and leasing practices for compliance and efficiency
- Train and support leasing teams to improve conversion rates and customer experience
- Monitor performance using Yardi, analytics tools, and reporting systems
Qualifications:
- Bachelor's degree required
- 5+ years of experience in multifamily marketing, leasing, or property management
- Strong knowledge of LIHTC, HUD regulations, Section 8, and Fair Housing compliance
- Proven success in rent analysis, lease-up strategy, and occupancy growth
- Proficiency in Yardi, Microsoft Office, and digital/interactive marketing tools
- Excellent communication, organization, and leadership skills
- Spanish speaking is a plus
