THE OPPORTUNITY

Own a portfolio. Set the strategy. Sign the deals.

This is a senior corporate real estate seat with real decision rights across a territory of owned and leased properties. You will build the multi-year real estate plan and then execute it — new development, renewals, relocations, dispositions, and portfolio optimization — tying every decision back to financial and operational targets.

You will be the person leadership calls when a deal stalls, a landlord pushes back, or a market shift changes the math. The work spans site selection, lease negotiation, property valuation, P&L optimization, and property assessment, and it rewards someone who can hold a long-range plan in one hand and a practical, cost-conscious solution in the other.

We operate across 250+ locations in the United States, Canada, and Mexico, providing temporary space and portable storage solutions to customers on tight project timelines. The portfolio you manage is what makes that footprint work.

WHAT YOU'LL OWN

Strategy and market analysis

• Build and execute corporate real estate strategies that line up with operational requirements and financial objectives

• Partner with cross-functional teams to forecast space needs against business projections and market opportunities

• Source opportunities, analyze current and prospective locations, define market requirements, and build business models with financial sensitivities

• Present feasibility options, business justifications, identified risks, and a recommended path that fits the wider organizational strategy

• Track market conditions, operational performance, and portfolio trends on an ongoing basis, and bring data-backed recommendations to senior leadership

Transactions and negotiation

• Lead all real estate transactions in your territory: lease negotiations, acquisitions, renewals, dispositions, and M&A due diligence

• Negotiate lease agreements, amendments, purchase contracts, and supporting real estate documentation on favorable terms

• Act as the senior escalation point on deal, landlord, operations, and execution issues, providing direction and decision support to the team

Portfolio and project delivery

• Run the full real estate life cycle: site identification, layout design, entitlements, capital expense budgeting, lease execution, landlord delivery, tenant improvements, lease administration, and end-of-term surrender

• Manage the portfolio proactively by tracking and reporting upcoming lease events, critical project milestone dates, and other initiatives that need real estate involvement

• Keep strategies and projects compliant with zoning laws, regulatory requirements, environmental considerations, and enterprise objectives

Financial rigor

• Apply strong financial judgment to opportunities and portfolio decisions

• Work with Finance on ROI analysis, new facility justifications, and lease-vs-own evaluations

Leadership and partnership

• Set goals, performance metrics, and development plans for direct reports and extended team members

• Build a culture of accountability, collaboration, and continuous improvement

• Give field leadership the market insight, portfolio updates, and strategic recommendations they need to plan

WHAT YOU BRING

Experience

• Bachelor's degree in business, real estate, finance, economics, or a related field

• 10+ years in real estate transactions, with a working understanding of design, development, and construction processes for tenant build-out

• A documented track record across site selection, lease and purchase/sale negotiations, property administration, and property management

• Depth in negotiations, legal contract review, financial modeling, project management, lease optimization, issue resolution, planning, and reporting

• Experience managing a team and helping people hit their goals • Real estate project management experience, including several complex initiatives running at once

Skills

• Strong financial acumen: budget management, financial analysis, P&L understanding, and ROI evaluation

• Comfort with large data sets, complex analysis, and GIS systems

• Proficiency with Microsoft Office, specifically Excel, Word, and PowerPoint

• The ability to take a complicated problem, synthesize it, and summarize a recommendation for senior leaders in a clear and digestible format

• Presentation skills and confidence communicating with senior executives

• High attention to detail with strong analytical and organizational capabilities

• Strong interpersonal and communication skills, working across departments and with external stakeholders
