Job Description
As a DOB Superintendent - Construction - Queens, you will be responsible for:
- Serving as the licensed DOB Superintendent on assigned projects
- Managing all day-to-day field operations and site activities
- Supervising subcontractors, vendors, and field personnel
- Maintaining project schedules and ensuring milestone completion
- Enforcing safety standards and conducting daily site safety meetings
- Ensuring compliance with NYC DOB regulations, permits, and inspections
- Coordinating with Project Managers, architects, engineers, and ownership teams
- Reviewing plans, specifications, and construction documents
- Managing site logistics, deliveries, and material coordination
- Performing quality control inspections throughout construction
- Tracking project progress and resolving field issues proactively
- Maintaining daily reports, site logs, and project documentation
- Managing project turnover, punch-list completion, and closeout

The Successful Applicant
- Active NYC DOB Superintendent License
- OSHA 30 Certification
- 7+ years of Superintendent experience in construction
- Experience managing affordable housing, mixed-use, or luxury multifamily projects
- Strong knowledge of NYC DOB regulations and building codes
- Experience with ground-up and large-scale residential construction
- Ability to read and interpret architectural, structural, and MEP drawings
- Proven ability to manage subcontractors and maintain project schedules
- Strong leadership, communication, and problem-solving skills
- Track record of delivering projects safely, on time, and within budget
