Job Description

We are seeking an experienced NYC DOB Superintendent to oversee the field operations of ground-up residential construction projects throughout New York City. The ideal candidate will have extensive experience managing multifamily rental, condominium, mixed-use, and affordable housing developments from excavation through project turnover.

Description

DOB Superintendent

  • Supervise and manage on-site construction personnel to ensure project milestones are met.
  • Oversee the finances of projects, including budget management and cost control.
  • Collaborate with investors and stakeholders by providing project updates and addressing concerns.
  • Develop and monitor scopes of work to align with project specifications and timelines.
  • Ensure compliance with all safety regulations and building codes on-site.
  • Coordinate with subcontractors and suppliers to maintain project schedules and quality standards.
  • Conduct regular site inspections to track progress and address any issues promptly.
  • Prepare and maintain detailed project documentation and reports.

Profile

A successful DOB Superintendent should have:

  • Experience with ground-up residential, mid-rise, and mixed-use building projects.
  • Strong ability to oversee construction personnel and manage project finances effectively.
  • Familiarity with scopes of work and the ability to align them with project objectives.
  • Excellent communication skills to work with investors and stakeholders.
  • Knowledge of safety regulations and building codes in New York.
  • Proven track record of managing construction timelines and quality standards.
  • General knowledge of Building and Construction codes in NYC and with the DOB
