Position Summary
The Dock Master is responsible for overseeing the daily operations of the marina at an RPM Living-managed luxury apartment community. This role ensures the marina is operated safely, efficiently, and in accordance with community policies while delivering an exceptional resident and guest experience. The Dockmaster manages dock operations, slip assignments, marina maintenance, and dock staff, serving as the primary point of contact for residents, guests, vendors, and contractors utilizing the marina. This position works closely with the Community Manager to maintain operational excellence, regulatory compliance, and the overall appearance and functionality of the marina.
Responsibilities
- Oversee the daily operations of the community marina, ensuring safe, efficient, and professional dock operations and an exceptional resident experience. • Manage slip assignments, vessel records, waitlists, occupancy, and dock access in accordance with community policies and marina regulations. • Serve as the primary point of contact for residents, guests, vendors, and contractors regarding marina operations, policies, and services. • Enforce marina rules, lease provisions, and safety requirements while addressing policy violations and escalating issues to Community Management as appropriate. • Respond promptly and professionally to resident concerns, service requests, and operational issues, working to resolve matters in a timely manner. • Conduct routine inspections of docks, slips, gangways, utility pedestals, pilings, safety equipment, and common areas to identify maintenance needs, safety hazards, and regulatory concerns. • Coordinate marina maintenance, repairs, and vendor services to ensure the marina remains clean, well-maintained, and fully operational. • Monitor and document utility usage, including electrical and water services, and coordinate billing information as applicable. • Ensure compliance with applicable marina regulations, environmental requirements, and company policies, including spill prevention and emergency response procedures. • Assist with marina-related emergency response activities, including weather preparedness, vessel incidents, and other operational emergencies. • Collaborate with Community Management and Maintenance to support community initiatives, capital projects, and operational improvements affecting the marina. • Perform dockside operational duties as needed to support resident services and maintain efficient marina operations.
- Administer and oversee marina permitting, occupancy, and licensing requirements, including live-aboard permits where applicable, ensuring compliance with applicable federal, state, and local laws, regulations, and agency requirements.
- Ensure marina operations comply with applicable environmental regulations, marina best practices, and organizational environmental policies, including participation in recognized Clean Marina or similar environmental stewardship programs where applicable.
- Financial & Occupancy Reporting: Generating weekly or monthly slip occupancy summaries, waitlist status reports, revenue logs, and utility sub-metering reports for the Community Manager and Regional Leadership.
Education and Experience
- High school diploma or general education degree or equivalent • Three years of related experience and/or training
- Knowledge of marina operations, docking procedures, vessel handling practices, and slip management. • Knowledge of marina-applicable federal, state, and local regulations, safety standards, emergency response procedures, and environmental compliance requirements. • Knowledge of preventative maintenance practices related to docks, piers, utilities, and marina infrastructure. • Knowledge of customer service principles and luxury hospitality standards.• Skilled in coordinating multiple priorities, vendor activities, and operational tasks in a fast-paced environment. • Skilled in identifying maintenance needs, safety hazards, and operational issues and coordinating timely resolution. • Skilled in maintaining accurate records, inspections, incident reports, and marina documentation.• Ability to communicate effectively both verbally and in writing.• Ability to respond effectively and calmly to emergencies, changing conditions, and operational challenges.
Qualifications
Physical Requirements:• May be required to stand for extended periods of time • May be required to lift or carry items weighing up to 75 pounds • May be required to climb ladders, board vessels, balance on floating docks, stoop, kneel, crouch, bend, and reach while performing assigned duties• Must be able to use hands and fingers to operate tools, equipment, dock lines, controls, and office equipment requiring fine and gross motor skills• Must be able to reach with hands and arms above shoulder level and below the waist as needed to perform job duties.• Must be able to operate a computer, keyboard, mouse, handheld devices, radios, and other office or marina equipment.• Must be able to read printed materials, computer screens, gauges, labels, and other visual displays• Must be able to hear conversations, alarms, warning signals, and radio communications, and detect odors that may indicate hazardous or unsafe conditions, including fuel spills, smoke, or equipment malfunctions.• Must be able to work near water and around moving vessels while maintaining situational awareness and safe work practices
Work Environment:• This is an onsite role requiring work at the marina five days per week. • The marina is an outdoor environment requiring work in varying weather conditions, including heat, cold, wind, rain, and prolonged exposure to sunlight.

Compensation
The anticipated pay range for this position is $35-$38 per hour plus a generous benefit package.
