Job Summary

We are seeking a detail-oriented and proactive Escrow Assistant to join our team in Irvine. In this role, you will provide essential support to our Escrow Officers, managing residential and/or commercial files from opening to closing. The ideal candidate thrives in a fast-paced environment, possesses excellent communication skills, and is committed to providing "white-glove " experience for buyers, sellers, and real estate agents.

Key Responsibilities
  • File Management: Open new escrow files, order preliminary title reports, and request HOA documents and payoff demands.
  • Document Preparation: Prepare escrow instructions, grant deeds, and supplemental amendments with high accuracy.
  • Coordination: Serve as a primary point of contact for lenders, agents, and clients; ensure all required signatures and documents are received on time.
  • Financial Processing: Receipt earnest money deposits, prepare estimated closing statements (HUD-1/Settlement Statements), and assist with wire transfer processing.
  • Closing & Post-Closing: Coordinate the signing of loan documents, verify funding with lenders, and manage the disbursement of funds and recording of documents.
  • Compliance: Maintain files in accordance with California Department of Financial Protection and Innovation (DFPI) or Department of Insurance regulations.
Qualifications & Skills
  • Experience: Minimum 1-3 years of experience as an Escrow Assistant (independent escrow experience in Orange County is a plus).
  • Software Proficiency: Proficiency in escrow software such as RBJ, SMS (Streamline), or SoftPro .
  • Communication: Exceptional verbal and written communication skills; bilingual (Spanish or Mandarin) is highly valued in the Irvine market.
  • Technical Skills: Strong understanding of the California escrow process, title requirements, and TRID/CD guidelines.
  • Certifications: California Notary Public commission is preferred but not required.
