Escrow Processing Specialist
Pay Rate: $18.00 per hour
Location: Anthem, AZ
Experience Required: Minimum 2 years of escrow processing experience
Position Summary
The Centralized Escrow Processing Specialist provides clerical and operational support for the opening, processing, and closing of escrow transactions. This position operates within a centralized processing environment and helps branch escrow teams manage high-volume workloads while supporting accurate and timely closings.
The ideal candidate has prior escrow experience and a strong understanding of Closing Disclosure preparation and balancing. The individual must be able to compare lender and escrow figures, identify fee or amount discrepancies, determine how variances may affect the borrower, lender, or closing, and coordinate with escrow teams to resolve issues.
Essential Duties and Responsibilities
Support escrow openings, Closing Disclosure preparation, balancing, and other closing-related processing activities.
Review and balance lender and escrow Closing Disclosures.
Compare lender instructions, settlement documents, fees, and escrow file information for accuracy and consistency.
Identify discrepancies in fees, credits, payoffs, and other settlement amounts.
Determine whether variances may affect the borrower, lender, funding, or scheduled closing.
Communicate discrepancies and required corrections clearly to escrow teams and other appropriate parties.
Edit, organize, and manage PDF documents using Adobe Acrobat.
Follow established escrow procedures and maintain awareness of regulations governing the escrow process.
Prioritize assignments and meet established turnaround times in a high-volume environment.
Complete moderately complex assignments using escrow knowledge, experience, and independent judgment.
Escalate complex or unfamiliar issues to more experienced team members when appropriate.
Maintain accurate and complete escrow records while protecting confidential information.
Perform additional centralized escrow-processing duties as assigned.
Required Qualifications
Minimum of 2 years of escrow processing experience.
Working knowledge of escrow processing and closing-related procedures.
Experience using Adobe Acrobat to edit PDF documents.
Ability to interpret lender instructions, settlement documents, and escrow file information.
Strong mathematical, analytical, and problem-solving skills.
Excellent attention to detail and commitment to accuracy.
Strong written communication and organizational skills.
Ability to work independently and collaborate effectively with escrow teams.
Ability to manage competing priorities and meet deadlines in a high-volume environment.
Awareness of applicable procedures and regulations governing the escrow process.
Preferred Qualifications
Experience reviewing and balancing Closing Disclosures against lender documents.
Experience working with lender closing instructions and settlement figures.
Previous experience with First American or a similar title and escrow organization.
Intermediate knowledge of escrow functions, processes, and procedures.
