Job Title: Senior Estimator & Procurement Manager

Location: Seattle, WA or Portland, OR (Preference for Seattle)

Work Model: Primarily Remote (with periodic site visits, in-person meetings, and team events)

About the Role

We are seeking an experienced Estimator and Procurement professional with deep expertise in residential construction, including single-family and multifamily projects. This role is critical to our preconstruction and delivery success and will lead estimating, feasibility analysis, and contract buyouts across a growing residential portfolio.

The ideal candidate brings 10+ years of hands-on experience, a strong understanding of construction costs and procurement strategies, and a genuine interest in leveraging technology and data-driven tools to improve accuracy, speed, and efficiency in estimating processes.

Key Responsibilities

Estimating & Feasibility
  • Prepare detailed residential cost estimates for single-family and multifamily projects
  • Perform feasibility and conceptual estimating during early project phases
  • Develop budgets, cost models, and value-engineering options
  • Maintain historical cost data to improve estimating accuracy
Procurement & Buyout
  • Lead subcontractor and vendor buyouts
  • Prepare bid packages, evaluate proposals, and negotiate contracts
  • Establish and maintain strong relationships with trade partners and suppliers
  • Ensure scope clarity, cost alignment, and risk mitigation during procurement
Technology & Process Optimization
  • Utilize and improve estimating software, cost databases, and digital workflows
  • Identify opportunities to streamline estimating and procurement processes using technology
  • Support implementation of tools that improve speed, accuracy, and collaboration
Collaboration & Field Integration
  • Work closely with development, design, and construction teams
  • Participate in site visits, in-person meetings, and team functions as required
  • Support project transitions from preconstruction to execution
Required Qualifications
  • 10+ years of experience in residential estimating and procurement
  • Strong background in single-family and multifamily construction
  • Proven experience with feasibility estimating and contract buyouts
  • Advanced understanding of construction costs, scopes, and trade sequencing
  • Proficiency with estimating software and construction technology tools
  • Strong analytical, negotiation, and communication skills
Preferred Qualifications
  • Experience working in the Pacific Northwest market
  • Passion for process improvement and technology-driven solutions
  • Ability to work independently in a remote-first environment
  • Strong collaboration skills across cross-functional teams
