We are seeking an experienced Estimator & Project Manager to oversee commercial roofing projects from initial bidding and estimating through project completion and closeout. This role combines hands-on estimating, project management, financial coordination, and client communication.
The ideal candidate will have strong knowledge of commercial roofing systems, excellent estimating and take-off abilities, and experience managing project budgets, schedules, change orders, subcontractors, and field operations. The position requires someone who is highly organized, detail-oriented, and capable of managing multiple projects while maintaining quality, safety, and profitability.
Estimating & Bidding
Review bid invitations, drawings, specifications, addendums, and project requirements.
Perform accurate material and labor take-offs for commercial roofing projects.
Identify roofing systems, accessories, materials, labor requirements, and production considerations.
Prepare project scopes, clarifications, preliminary material lists, proposals, and bid packages.
Obtain and compare subcontractor and vendor quotations.
Coordinate with procurement and management to verify material pricing and lead times.
Participate in pre-bid meetings, site visits, and project walkthroughs.
Develop accurate and competitive project estimates for commercial and public-sector projects.
Project Management
Manage assigned roofing projects from kickoff through final completion and closeout.
Develop project schedules, manpower plans, and sequencing strategies.
Coordinate with field supervisors, crews, subcontractors, clients, consultants, and inspectors.
Monitor project progress, quality, safety, and compliance with contract requirements.
Ensure work complies with roofing manufacturer specifications and applicable project standards.
Conduct progress meetings and maintain clear project communication.
Identify potential project risks and implement corrective actions.
Manage multiple projects simultaneously while maintaining deadlines and priorities.
Financial & Administrative Coordination
Monitor project budgets, job costs, and financial performance.
Coordinate with Accounting on project budgets, cost reporting, and percent-complete updates.
Prepare and submit monthly pay applications with required supporting documentation.
Review vendor invoices against purchase orders and delivery documentation.
Prepare, price, document, submit, and track change orders.
Provide timely financial updates and project notes to Accounting and management.
Maintain accurate project documentation in accordance with company procedures.

Requirements
3+ years of experience in commercial roofing, construction estimating, or construction project management.
Strong knowledge of commercial roofing systems, including Modified Bitumen, TPO, PVC, SBS, and sheet metal.
Proven experience performing material and labor take-offs and preparing estimates.
Experience with commercial and/or public-sector construction bidding.
Ability to read and interpret construction drawings, specifications, and contract documents.
Working knowledge of project budgets, job costing, billing, and change orders.
Experience coordinating with field operations, vendors, subcontractors, and accounting teams.
Ability to manage multiple projects, deadlines, and priorities.
Strong communication, leadership, organizational, and problem-solving abilities.
Qualifications
Degree in Construction Management, Architecture, Engineering, or a related field preferred.
3+ years of relevant roofing or construction project management experience.
Commercial roofing estimating and bidding experience strongly preferred.
Experience managing projects from estimating through closeout.
Strong understanding of construction financial processes and documentation.
English/Spanish bilingual skills strongly preferred.
Ability to attend project sites, pre-bid meetings, and walkthroughs as required.
