The Operations Manager provides for an experienced, trained management and operations team. Ensures that all customers and landlords are provided with the highest level of service at all locations. It is also expected that the Operations Manager will monitor and maintain the highest corporate standards for customer service, employee development and revenue controls at all assigned facilities./ph3Essential Responsibilities/h3ulliTrains, develops, evaluates and motivates managers and staff at location(s) in order to drive a superior parking experience for customers./liliCoaches supervisory staff in personnel-related matters, disciplinary actions and performance discussions, which may include represented employees./liliDelegates responsibilities to management staff at a level which will ensure an efficient operation./liliCreates and manages budget to ensure PL goals are met./liliMaintains pro-active communication and deals responsively with requests of landlords and vendors to drive positive business relationships./liliParticipates in negotiations of vendor contracts and monitors their implementation./liliProposes and implements strategies to address customer landlord needs./liliWorks with corporate to drive strategic initiatives./liliWorks with supervisory staff to audit and approve facilities payrolls to ensure accurate processing./liliAssures integrity of financial reporting and cash controls of portfolio; audits cashier and other reports as needed; assures timely responses to audit reports./liliReconciles accounts receivables and responds appropriately to delinquent accounts./liliAnalyzes facility budgets and employee schedules to ensure appropriate staffing levels./liliGenerates marketing leads, and assists the DGM or Market Officer with new business development./liliResearches, prepares and submits quarterly marketing plan for each assigned location./liliRecommends plans for yield management and parking rate adjustments as necessary./liliProficient in meeting compliance responsibility regarding company/corporate, state, and federal requirements./liliEnsures all employees have been adequately trained on safety and security processes and procedures./liliRemain vigilant for anything unusual or potentially threatening./liliMonitor properties for safety and security./liliRecognize potentially dangerous situations and respond in the safest and most effective manner./liliRemain available to staff during shift for reports of suspicious activity, security threats and safety concerns and provide assistance and instruction. This may require Location Supervisor to occasionally work outside of regular scheduled hours./liliMust be able to walk or move to assist customers in a timely manner; In some cases, must be able to travel up and down parking garage ramps in order to assist customers and garage issues./li/ulpstrongQualifications/Requirements:/strong/pulliHigh School Diploma or GED equivalent and at least 3 years experience in Parking, Real Estate, Hospitality, Retail Management, or related industry./liliA minimum of 2 years supervisory experience in a multiple location context./liliAt least 1 year working with financials, budgeting and PL statements./liliKnowledge of marketing functions or at least 1 year experience performing marketing-related functions./liliComputer literate, knowledge of MS Word, MS Excel and the Internet./liliValid Drivers license in order to operate company or customer vehicles./liliMust be able to maintain flexibility in work schedule in order to meet operational needs./li/ulpstrongDesired Characteristics:/strong/pulliBachelors degree in business, finance, accounting, real estate, hospitality or related field./liliProven leadership skills including coaching and development, performance management, disciplinary action and counseling./liliMust possess initiative and strong negotiation skills./liliExcellent communication skills (both oral and written)./liliFast-paced environment requiring flexibility, excellent time management skills, safety awareness, and good judgment/liliExcellent problem-solving skills and solution oriented./liliConveys professionalism and competence effectively to superiors, peers, staff, customers, and landlords./li/ul/div
