Job Description

Job Title: Maintenance Specialist

Salary Schedule: TSS - 260 days

SUMMARY: This position is responsible to upkeep and maintain safe operating conditions of facilities; performing a wide variety of skilled maintenance activities (e.g. carpentry, plumbing, electrical, ventilating systems, alarms, boilers, etc.); addressing immediate operational and/or safety concerns; assisting skilled trades as assigned; ensuring adequate materials are available to complete assignments in a timely manner.

  1. Plumbing: Services basic water operation fixtures, such as faucets, electric water coolers, flushometers, etc. Fixes and installs toilets and urinals. Completes preventative maintenance and cleans out drains and fixtures.

  1. HVAC: Performs maintenance on HVAC equipment, such as changing belts and filters; troubleshoots issues to prevent damage to units.

  1. Carpentry: Hang pictures, banners, and signage thought the school; complete small hole or wall damage repair, including, but not limited to, spackling and touch up painting. Replace broken ceiling tiles, as needed. Assists district carpenter with major projects such as installing whiteboard, cabinetry, etc. Inspects and repairs door hardware, closures, cabinetry hardware, bathroom hardware, etc.

  1. Swimming Pool: Complete daily testing of pool water, including weekend and evening pool checks; completes daily and weekly cleaning of pool water; operate automated chemical feeder and monitoring system.

  1. Electrical: Repairs and troubleshoots light fixtures, ballasts, light switches/controls, and performs lamp replacements; repairs outlets, relays, breakers, small motors, blowers, etc.

  1. Operates and troubleshoots building automation software, such as Johnson Control "Metasys", Automated Logic "Web Control", Allerton "Ascent Compass", or other related system; troubleshoots control power issues with control components. Replaces or repairs building lighting controls.

  1. Inspects and monitors daily boiler operation including minor adjustments. Monitors glycol and make-up water levels.

  1. Inspects the roof for damage and minor repair of roofing systems, such as flashing, hole repair, etc. Inspect, clean, and service roof drains; inspect roof curbs and parapets to ensure they do not leak.

  1. Assists district other school district maintenance personnel with major projects or repairs while adhering to safety and regulatory compliance.

  1. Coordinates with contractors for building repairs. Monitor the work order system to ensure items are fixed as needed. Maintain records retention following local, state, and federal guidelines. Order parts and tools to maintain inventory.

  1. Responds to emergency requests and provides assistance to protect students, staff, and property from harm or further damage.

  1. Maintain tools and equipment to ensure they stay in safe operating condition.

  1. Ensures the building is in compliance with OSHA/safety standards and ADA accessibility regulations. Complies with district safety protocols, such as biweekly safety meetings, annual trainings, etc. and ensures conservation guidelines are followed

EDUCATION AND RELATED WORK EXPERIENCE:

  • High school diploma, or equivalent, required
  • Course work at a vocational school with job specific courses, preferred
  • 1-3 years' experience in carpentry related field, preferred

LICENSES, REGISTRATIONS or CERTIFICATIONS:

  • Criminal background check required for hire
  • Valid state issued Driver's License, required
  • Must obtain and maintain Defensive Driving certificate by the conclusion of the district-provided training course
  • Pool operator's License required within 6 months of hire
  • Journeyman license in plumbing, HVAC, electrical, or another field preferred, but not required

MATERIALS AND EQUIPMENT OPERATING KNOWLEDGE:

  • Operating knowledge of and?experience with personal computers and peripherals?
  • Operating knowledge of and experience with typical office equipment, such as?telephones, copier, fax machine, etc.?
  • Operating knowledge?of and experience with office productivity programs, such as Microsoft Office Suite, E-mail, etc.
  • Operating knowledge of district information technology systems and department-specific?software and equipment required within 3 months after entering position
  • Operational knowledge of all powered equipment used to perform job functions
