QUALIFICATIONS:
- High school diploma or equivalent required
- Minimum of 35 years of facilities maintenance experience; HVAC experience preferred
- Working knowledge of HVAC systems, building automation systems (BAS), plumbing, carpentry, and general construction practices
- General knowledge of electrical systems limited to tasks not requiring a licensed electrician under New Jersey law
- Valid driver's license required
- Black Seal Low Pressure Boiler License or HVAC certification preferred (or ability to obtain within a specified timeframe)
- Ability to read blueprints, schematics, and technical manuals
- Ability to lift/move 100 pounds and perform physical labor
- Required criminal history background check and proof of U.S. citizenship or legal resident alien status
- Current residency in New Jersey, approved residency waiver or candidate agrees to obtain residency within one year of employment
REPORTS TO: Supervisor of Buildings & Grounds and Business Administrator
JOB GOAL:
To maintain, repair, and improve district facilities with a primary focus on HVAC systems and building infrastructure, ensuring safe, efficient, and well-maintained learning environments for students and staff, while adhering to all applicable New Jersey codes and licensing requirements.
PERFORMANCE RESPONSIBILITIES:
HVAC Systems Maintenance
- Inspect, operate, and maintain heating, ventilation, and air conditioning systems across district facilities
- Perform preventive maintenance including filter changes, belt replacements, lubrication, coil cleaning, and system calibration
- Troubleshoot HVAC system issues and perform minor to moderate repairs
- Monitor and adjust Building Automation Systems (BAS) to optimize system performance and energy efficiency
- Maintain proper temperature control and indoor air quality standards
Facilities Maintenance & Light Construction
- Perform general facility maintenance including painting, drywall repair, patching, and finishing
- Complete light construction and renovation projects such as framing, installation of doors, hardware, cabinetry, and fixtures
- Perform minor carpentry and plumbing repairs
- Perform limited electrical maintenance tasks permitted without a license (e.g., replacing lamps/bulbs, ballasts where permitted, switches, or outlets), strictly in compliance with New Jersey regulations
- Assist with installation, repair, and replacement of building components and equipment (including computer cable wires)
- Maintain interior building conditions including walls, ceilings, flooring, and structural elements
Building Systems & Repairs
- Perform routine and preventive maintenance on mechanical and plumbing systems
- Respond to work orders in a timely and efficient manner
- Conduct inspections of facilities to identify maintenance, repair, and safety needs
- Identify issues requiring licensed trades (e.g., electrical, HVAC, plumbing) and coordinate with supervisors for proper vendor engagement
- Assist licensed contractors as directed
Safety & Compliance
- Ensure all work complies with applicable New Jersey statutes, codes, and district policies
- Strictly refrain from performing any electrical work requiring a licensed electrician under New Jersey law
- Follow OSHA/PEOSH safety standards and district protocols
- Maintain required logs and records for boilers, HVAC systems, and inspections
- Identify and report unsafe conditions, hazards, or equipment failures
Operational Support
- Assist with HVAC system startups and shutdowns during seasonal transitions
- Support emergency response efforts related to facility or system failures
- Coordinate with outside contractors and vendors as needed
- Collaborate with custodial and grounds keeper staff to support overall facility operations including snow removal as required
- Any other duties as assigned by direct Supervisor or Administration.
TERMS OF
EMPLOYMENT: Full time 12 month position with PTO, Med/prescription/dental benefits. Salary range of $67,000 to $82,000 to commensurate with experience.
