Facilities Director - UTC San Diego

What we offer

The Facilities Director is responsible for the strategic leadership, operation, maintenance, and long‑term performance of all physical assets supporting a large‑scale, premium outdoor shopping center. This role ensures system reliability, safety, sustainability, and a first‑class guest experience through oversight of complex infrastructure, outsourced engineering resources, third‑party service providers, and a significant capital expenditure program. The Facilities Director is an integral part of the Center Management Team, reporting to the Senior General Manager, and works cross functionally with internal and external stakeholders.

Scope

  • Direct the day-to-day facility operations of the property, including budgeting (both operating and capital), expense control, preventative maintenance, management of building systems.
  • Lead the continuous improvement of center aesthetics and guest experience of our large-scale, open air, mixed-use campus. This includes an emphasis on landscaping, hardscaping, lighting, water features, and guest amenities consistent with a resort inspired, retail destination.
  • Manage contracts with external service providers, including the center's maintenance and engineering team, to ensure safe, high quality, and cost-effective execution of contracted services and compliance with service agreements.
  • Develop and execute a rolling five-year capital plan to maintain, repair, replace, and enhance the property assets, including lifecycle planning and prioritization.
  • Develop, implement, and oversee a comprehensive Preventative Maintenance Program including equipment oversight and maintenance recordkeeping, to maximize equipment life, reliability, and operational efficiency according to manufacturer's specifications and industry best practices.
  • Utilize facilities operational platforms (CMMS, BMS/EMS, contractor management systems and other technology platforms) to effectively manage operations. Ensure the accuracy, integrity, and optimization of all data within these systems.
  • Own facility‑related risk management strategies, partnering with corporate risk management, legal, and insurance teams to proactively mitigate exposure, support claims, and address operational risks.
  • Oversee the operation, maintenance, and optimization of the center's Central Plant to ensure safe, efficient, and reliable performance.
  • Lead and support all sustainability, energy efficiency, and ESG‑related initiatives, including utility management, performance tracking, and continuous improvement efforts.
  • Participate in management, asset, and executive‑level meetings to provide insight, develop recommendations, and share timely and accurate information with internal stakeholders.
  • Manage and oversee on‑site equipment and asset inventory, including tracking, audits, and lifecycle planning.
  • Serve as the primary facilities subject‑matter expert for capital projects, construction activities, and major repairs, partnering with development, leasing, and tenant coordination teams as needed.
  • Ensure compliance with all applicable federal, state, and local regulations, including life‑safety, environmental, and accessibility requirements.

What we're looking for

  • BA or BS degree in Engineering, Facilities Management, Construction Management, or a related field strongly preferred.
  • Minimum of 8 years of progressive facilities or commercial property management experience. Experience managing large outdoor, retail, hospitality, or campus‑style environments preferred.
  • 5+ years of direct supervisory experience required, including leading multidisciplinary or outsourced teams.
  • Professional Designation from Building Owners and Managers Association (BOMA), Institute for Facilities Management (IFMA), Institute for Real Estate Management (IREM), International Council of Shopping Centers (ICSC) preferred
  • Knowledge of OSHA, EPA, and other regulatory requirements.
  • Ability to read and interpret blueprints, construction documents, and lease plans. (CAD, Bluebeam and other facility management platforms).
  • Expertise with complex building systems including:
  • Central Plants
  • Vertical Transportation
  • Building Management Systems
  • Aquatic features
  • Building electrical systems (Master Meter, sub-meter, individual metering, transformers, low/high voltage systems)
  • Automated building systems, EMS ("Energy Management Systems"), CMMS computer-based work order systems.
  • Fire Protection & Fire Alarm Systems and codes
  • Controlled Parking Systems (PARCS)
  • Closed Circuit Television (CCTV)
  • Fiber Optic Networking Equipment including servers, switches, and end point devices such as Wi-Fi access points, digital directories, digital screens
  • Exceptional process management and organizational skills including the ability to multitask, prioritize, and deliver projects in a complex and demanding environment.
  • Exceptional communication and interpersonal skills required
  • Ability to work with cross functional groups and to lead and present ideas at an executive level.
  • Proven ability to create and manage a budget, analyze and forecast, and explain variances.
  • Ability to maintain composure and sound judgment in all scenarios including emergencies and high-pressure situations.
  • Ability to manage administrative responsibilities, including governmental and organizational compliance regulations.
  • Participates in Manager-on-Duty rotation, which includes some evenings and weekends, at the direction of the General Manager.
  • On-site role with ability to respond to the property on a 24/7 basis to manage emergencies. Must reside locally, with a reasonable commute.

  • $123k -150k per year + Annual Discretionary Bonus
