The Commons on 16th is seeking a Facilities & Maintenance Director to oversee the maintenance, safety, cleanliness, and operational readiness of our supportive housing facility. This hands-on role manages building repairs, preventative maintenance, vendor coordination, and grounds upkeep while helping ensure residents, staff, and community partners experience a well-maintained and welcoming space. The ideal candidate is proactive, reliable, skilled in facility operations, and dedicated to supporting our mission through exceptional stewardship of the property.ESSENTIAL SKILLS:Knowledge of general building maintenance, plumbing, electrical, HVAC, carpentry, painting, and facility systems.Ability to safely operate maintenance tools and equipment.Strong organizational and project management skills.Ability to prioritize multiple maintenance requests and respond to emergencies.Experience working with vendors and contractors.Strong communication and customer service skills.Ability to work independently while collaborating effectively with program staff.ESSENTIAL JOB FUNCTIONS:Facility MaintenancePerform routine maintenance and repairs throughout the facility, including plumbing, electrical, lighting, painting, carpentry, furniture repair, and other general building maintenance within the scope of the position.Complete preventative maintenance inspections to identify and address potential maintenance issues before they become significant problems.Maintain inventory of maintenance tools, equipment, and supplies.Ensure building systems are operating safely and efficiently.Respond promptly to maintenance requests submitted by staff and residents.Building & GroundsMaintain the cleanliness, appearance, and safety of all interior and exterior areas of the property.Perform routine grounds maintenance including litter removal, landscaping, snow and ice removal coordination, sidewalk maintenance, and seasonal property upkeep.Conduct regular inspections of resident rooms, common areas, offices, parking areas, and outdoor spaces for maintenance and safety concerns.Ensure emergency exits, walkways, lighting, and building access points remain safe and functional.Contractor CoordinationCoordinate and oversee contracted vendors for specialized maintenance, repairs, inspections, and capital improvement projects.Obtain quotes and assist with procurement of contracted maintenance services.Schedule vendor access while minimizing disruption to residents and staff.Monitor contractor performance to ensure work is completed according to agency expectations and contractual agreements.Maintain service records, warranties, inspection reports, and maintenance documentation.Safety & Regulatory ComplianceAssist in maintaining compliance with applicable health, safety, fire, and building regulations.Conduct routine safety inspections and identify environmental hazards.Ensure fire extinguishers, emergency lighting, smoke detectors, HVAC systems, and other life safety equipment receive required inspections and maintenance.Assist with emergency preparedness planning and facility response procedures.Operational SupportCoordinate unit turnover activities by ensuring resident rooms are cleaned, repaired, inspected, and prepared for new occupancy.Work collaboratively with the Staffing Director to prioritize maintenance requests affecting resident safety or building operations.Assist with facility setup for meetings, trainings, and special events as needed.Recommend facility improvements that enhance resident comfort, operational efficiency, and long-term sustainability.Administrative ResponsibilitiesMaintain maintenance logs, work orders, preventative maintenance schedules, vendor contacts, and equipment records.Track maintenance expenses and assist with annual facilities budget planning.Develop replacement schedules for major building systems and equipment.Provide regular updates to the Homeless Systems Manager regarding facility needs, deferred maintenance, and capital improvement recommendations.Other DutiesParticipate in staff meetings and organizational trainings.Assist with emergency facility response during severe weather or building emergencies.Perform other duties as assigned.QUALIFICATIONS:High school diploma or GED required.Technical training or certification in building maintenance, facilities management, construction, HVAC, electrical, plumbing, or related field preferred.Minimum of three (3) years of experience in building maintenance, facilities management, property management, construction, or related field.Experience coordinating contractors and preventative maintenance programs preferred.Valid driver's license and reliable transportation.Ability to successfully complete all required background checks.
