POSITION DESCRIPTION

THIS RECRUITMENT MAY CLOSE EARLY ONCE A SUFFICIENT AMOUNT OF APPLICATIONS HAVE BEEN RECEIVED*

Basic Function:

(I) This is Entry Level position under the direction of the Facilities Maintenance Coordinator, perform a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting.

(II) This is the journey level of the Facilities Maintenance Engineer series. Under the direction of the Facilities Maintenance Coordinator, they perform a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting.

(III) Under the direction of the Facilities Maintenance Coordinator, perform independently within a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment, including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting. Must be able to perform at an independent level as well as mentoring entry level personnel in all trades. Must be proficient in the diagnostics and repairs as well as the programming of HVAC DDC control systems including a full understanding of LonMark & LonWorks MicroNet and BacNet Control technologies. Must be proficient with Invensys Building Control Systems, Workplace Pro and Workplace Tech Software operations.

EXAMPLE OF DUTIES

(I) Representative Duties

• Perform a variety of skilled duties in the construction, maintenance and repair of assigned facilities, utilities and equipment including tasks in electrical work, HVAC, carpentry, plumbing, locksmithing and painting; Assist with compliance of applicable laws, codes, ordinances and regulations.

• Interpret plans, diagrams, blueprints, sketches and specifications; estimate time, material and equipment needs for assigned projects; order, receive and maintain inventory of maintenance supplies and equipment.

• Inspect, repair, install, test, service and maintain electrical systems, Including Emergency Generators, Photovoltaic Systems, conduits and wiring, light and power circuits, motors, appliances, generators, transformers, controls, lighting fixtures, fuses, receptacles, distribution panels, and switch gear; trace wiring, perform diagnostic tests on system components, and replace defective components.

• Install, service, maintain, troubleshoot and repair heating, ventilation and air conditioning systems and equipment including Control technologies, compressors, circuit boards, relays, motors, drives, belts, electrical contractors, clocks, valves, switches, heat exchangers and a variety of other devices; diagnose and determine repair needs.

• Construct, alter, repair and inspect structures including cabinets, shelves, partitions, counters, doors, paneling, window frames, walls and a variety of special fixtures; install drywall and insulation; prepare moldings and perform finishing work.

• Perform a variety of skilled plumbing duties in the installation, maintenance and repair of faucets, drinking fountains, toilets, urinals, sinks, pipes, valves, pumps, heaters, boilers and other fittings and fixtures; cut and thread piping; solder piping and fittings; inspect and repair leaks, obstructions and general system failures.

• Operate a variety of maintenance tools and equipment including power saws, jointers, drills, nail guns, sanders, sprayers, metal cutters, compressors, testers, meters, planers and various other hand and power tools; maintain tools and equipment in proper working condition; drive a City vehicle conduct work.

• Install, repair and maintain locks and related parts; cut keys and re-key locks; re-pin new and existing locks; repair padlocks and locksets.

• Perform a variety of welding and metal fabrication duties as directed; utilize appropriate welding equipment.

• Prepare surfaces for painting; apply a variety of surface coatings such as paint, stain, varnish, enamel, lacquer or other protective or decorative finishes; operate a brush, roller or spray equipment to apply a variety of surface coverings to various surfaces.

• Communicate with City personnel and various outside agencies to exchange information, coordinate and resolve issues or concerns.

• Maintain a variety of records related to assigned activities.

• Perform related duties as assigned.

(II) Representative Duties

• Inspect, repair, install, test, service and maintain electrical systems, Including Emergency Generators, Photovoltaic Systems, conduits and wiring, light and power circuits, motor, appliances, generators, transformers, controls, lighting fixtures, fuses, receptacles, distribution panels, and switch gear; trace wiring, perform diagnostic tests on system components, and replace defective components.

• Install, service, maintain, troubleshoot and repair heating, ventilation, air conditioning and refrigeration systems equipment including Control technologies, compressors, circuit boards, relays, motors, drives, belts, electrical contractors, clocks, valves, switches, furnace heat exchangers and a variety of other devices; identify and repair leaks; perform compressor replacements, test for contaminants; Perform refrigerant evacuation and replacements. Diagnose malfunctions and determine and make necessary repairs.

• Construct, alter, repair and inspect structures including cabinets, shelves, partitions, counters, doors, paneling, window frames, walls and a variety of special fixtures; install drywall and insulation; prepare moldings and perform finishing work.

• Perform a variety of skilled plumbing duties in the installation, maintenance and repair of faucets, drinking fountains, toilets, urinals, sinks, pipes, valves, pumps, heaters, boilers and other fittings and fixtures; cut and thread piping; solder piping and fittings; inspect and repair leaks, obstructions and general system failures.

EDUCATION AND EXPERIENCE

To flex from a "I" to the "II" position, employees shall complete a minimum of two full years of continuous service performing satisfactory or better at the Tech I level.

CALPERS RETIREMENT PLAN: This position is covered under the California Public Employees Retirement System. The following plans are applicable:

Classic Tier I: 2.7% @ 55

Employee Contribution: 8%

Classic Tier II: 2% @ 60

PEPRA: 2% @ 62

DEFFERED COMPENSATION & SUPPLEMENTAL RETIREMENT PLANS:

457(b) Plan - Employees may voluntarily contribute to this plan. The City will contribute an additional 5% of base salary to the deferred compensation plan for all members.

City Pays 100% of Premium Costs

LIFE INSURANCE COVERAGE:

Employees shall receive coverage upon being employed one full calendar month. The City shall pay all premium costs for life insurance coverage. (Supplemental coverage available)

1 - 4 years = $8,500 Group Life Insurance

5 - 9 years = $10,000 Group Life Insurance

10+ years = Group Life Insurance coverage equal to emp. yearly salary.

VACATION LEAVE:

1 - 48 months = 80 hours annually

49 - 96 months = 120 hours annually

97 - 144 months = 152 hours annually

145 months plus =184 hours annually

The maximum vacation accrual limit shall be three (3) times the annual accrual rate.

WELLNESS LEAVE: Each employee shall receive 83.2 hours of wellness leave for use in each fiscal year earned with no rollover. There is a cash out option at the end of each fiscal year. Employees hired after July 1 will receive prorated amount after 6 months of employment.

SICK LEAVE:

Employees shall accure shall accrue 96 hours of sick leave annually for each full month of continuous service. Accures per pay period.

FLOATING HOLIDAYS:

Employees will receive will receive three (3) floating holidays the first pay period in July of each year. Employees will not be allowed to carryover the floating holidays. The floating holidays cannot be cashed out in lieu of taking the day off.

HOLIDAYS:

LONGEVITY PAY:

Employees with ten years of continuous employment are eligible for 20% of one months base salary.

UNIFORM ALLOWANCE:

$300 per fiscal year for steel toe boots.

EDUCATION INCENTIVE PAY:

2.5% of monthly base rate of pay per month for a Bachelors or Masters Degree. Degree must be in the following or related concentrations; Engineering, Business Administration, Public Administration, Construction Management or related field. (Eligible after probation)

CERTIFICATION PAY: 2.5% for Water or Wastewater certification for the next highest-grade certificate. 2.5% for Certified Playground Safety Inspector. All certifications capped at 5%.
