JOB SUMMARY
This position is responsible for maintaining the Bank's building systems, grounds, equipment, and facilities to support a safe, functional, and well-maintained work environment. This role also coordinates vendor services, supports meeting and supply needs, and assists with maintenance-related expense reporting and invoice review.
ESSENTIAL FUNCTIONS
Building Systems Maintenance (45%)
- Maintains heating and air conditioning units and coordinates repairs as appropriate.
- Oversees plumbing and sprinkler systems and facilitates repairs as appropriate.
- Monitors sprinkler system efficiency and addresses concerns as needed.
- Maintains boiler water treatment to support proper system operation.
- Performs basic electrical system maintenance and completes repairs as appropriate.
- Evaluates roofing structures for maintenance needs and coordinates repairs when necessary.
- Maintains internal and external wall coverings and coordinates repairs as needed.
Grounds and Facilities Maintenance (35%)
- Maintains lawns and landscaping around Bank facilities.
- Participates in the installation, maintenance, and repair of inside and outside furniture and equipment.
- Maintains entryways and parking lots at designated locations.
- Picks up and disposes of waste and recycling materials at designated locations.
- Performs basic maintenance and repair tasks, if time permits, for Three Pacific Place tenants.
Vendor Coordination (10%)
- Monitors maintenance vendor performance, as appropriate.
- Coordinates with management on bids and contracts from vendors.
- Reviews vendor services for efficiency and quality.
Operational Support and Expense Administration (10%)
- Sets up and takes down furniture and provides other required support services for conferences and meetings scheduled at Bank facilities.
- Stocks, selects, and delivers supplies to business units.
- Prepares maintenance expense reports for management; reviews invoices and submits to Accounts Payable.
Performs other duties as required and assigned.
KNOWLEDGE, SKILLS AND ABILITIES
- Possess a valid driver's license and have clean driving record in order to operate a company vehicle.
- General knowledge and understanding of building systems and preventive maintenance practices, including HVAC, electrical, plumbing, fire/life safety, and other facility equipment to ensure safe, reliable, and efficient operations.
- General maintenance skills, including troubleshooting, repairing, and maintaining facility systems and equipment.
- Ability to operate various power tools and equipment.
- Ability to communicate effectively and build productive working relationships with employees, vendors, and contractors.
- Ability to pay close attention to detail.
- Ability to work with minimal supervision.
- Ability to establish job priorities and schedule efficiency, ensuring timely completion of repairs while minimizing disruptions to business operations.
- Medium level of proficiency using MS Office, including Outlook, Word and Excel.
- Ability to complete the required training by assigned due date.
- Ability to maintain regular and reliable attendance.
EDUCATION*
- Minimum of a high school diploma or GED is required.
EXPERIENCE*
- Minimum of 2-4 years of experience in building maintenance in the operation and maintenance of building systems, including, but not limited to, HVAC systems, fire alarm systems, chillers, and cooling towers, or in a similar field required
- Equivalent education and experience will be considered
PHYSICAL REQUIREMENTS
While performing the duties of this job, the employee is regularly required to stand; use hands to handle or feel; reach with hands and arms; and talk or hear. The employee frequently is required to walk. The employee is occasionally required to stoop or kneel. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, and depth perception. The employee is frequently required to stoop or kneel. May be required to lift up to 40-50 pounds on a occasional basis. Ability to climb ladders to service lights, sensor batteries, etc., crawl under desks or in tight spaces, etc.
WORKING CONDITIONS
The majority of this job operates outdoors with exposure to varying temperatures, weather and noise, and uneven terrain, as well as occasionally in a professional office environment. This role routinely involves use of standard office equipment such as computers, phones, photocopiers, filing cabinets, etc.
