    Job Description

    Maintenance Engineer (Facilities Engineering)

    Project Background & Objective

    Client R&D laboratory and office facility operates highly complex, mission-critical infrastructure supporting sensitive scientific research and corporate operations. To ensure maximum uptime, regulatory compliance, and asset longevity, Client is seeking an experienced Maintenance Engineer for a temporary assignment.

    This role will focus on auditing, optimizing, and expanding the Preventative Maintenance (PM) program by bridging the gap between field maintenance and data systems. The consultant will convert technical documentation and historical work order data into standardized, actionable maintenance procedures.

    Key Responsibilities

    Asset & Work Order Audit

    • Review current and historical CMMS work order data to identify maintenance procedure gaps.
    • Audit asset registries and validate equipment tags through field verification.
    • Identify critical assets lacking appropriate preventive maintenance documentation.

    Preventive Maintenance Development

    • Create, revise, and standardize preventive maintenance job plans and procedures.
    • Develop detailed, step-by-step maintenance instructions for facility equipment.
    • Ensure procedures include required safety precautions and maintenance best practices.

    Equipment Coverage Includes

    • HVAC Systems: AHUs, HEPA filtration systems, VAV systems
    • Exhaust Systems: Laboratory chemical fume hoods, biosafety cabinet exhaust fans, exhaust stacks
    • Plant Utilities: Chillers, cooling towers, boilers, compressed air systems
    • High Purity Utilities: Reverse Osmosis / Deionized Water (RODI) systems

    Safety & Compliance

    • Integrate Lockout/Tagout (LOTO), Job Hazard Analysis (JHA), and PPE requirements into all maintenance procedures.
    • Ensure compliance with client engineering standards, local regulations, and GxP requirements.
    • Incorporate pass/fail criteria, calibration checkpoints, and data collection requirements.
    • Support Good Documentation Practices (GDP) through standardized maintenance documentation.

    Project Deliverables

    Deliverable Timeline Description Gap Analysis Report Within 2 Months Assessment of current PM program, documentation gaps, and prioritized recommendations. Standardized PM Templates Month 3 Engineering-approved templates for preventive maintenance job plans. Finalized PM Job Plans Monthly Deliverables Completed preventive maintenance procedures for targeted equipment classes. CMMS Change Requests Project Completion CMMS upload documentation and change requests supporting implementation.

    Required Qualifications

    • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Facilities Engineering, or equivalent technical experience.
    • 5+ years of facilities engineering, reliability engineering, or maintenance operations experience.
    • Experience within regulated industries such as Biotechnology, Pharmaceuticals, Healthcare, or Semiconductor manufacturing.
    • Strong knowledge of commercial and industrial HVAC systems.
    • Experience supporting chilled water plants, industrial exhaust systems, boilers, cooling towers, compressed air systems, and RODI systems.
    • Hands-on experience with enterprise CMMS platforms (SAP preferred).
    • Excellent technical writing, documentation, analytical, and communication skills.
    • Ability to collaborate with maintenance technicians to document institutional knowledge.

    Project Details

    Duration: 6-12 months (extension possible) Location: On-site Schedule: Monday - Friday | 40 hours per week
