The Facilities Maintenance Manager is a strong hands-on technical role responsible for facility readiness and operations in biologics R&D lab and office building. Responsibilities span new facility construction and commissioning, laboratory relocation and equipment installation, and post-occupancy operations and maintenance. This role works closely with engineering, construction, laboratory operations, EHS, and IT/automation teams to ensure facilities are safe, compliant, reliable, and fully operational in support of scientific research and product development.
Responsibilities:
Construction, Commissioning & Handover • Support construction activities through site inspections, field issue resolution, and constructability feedback. • Act as Owner's technical representative during commissioning. • Support pre-functional checks, functional testing, and integrated systems testing (HVAC, BMS, alarms). • Coordinate with commissioning agents, vendors, and system integrators. • Verify readiness of HVAC systems, life safety systems, and utilities. • Review commissioning documentation, O&M manuals, and as-built drawings. • Lead turnover and transition from construction to operations.
Laboratory Relocation & Setup • Partner with lab scientists to inventory and classify laboratory equipment by sensitivity, utility needs, requalification requirements, and downtime tolerance. • Develop and execute detailed lab move plans, including sequencing, shutdown/startup procedures, and risk mitigation. • Coordinate with lab movers, equipment vendors, and IT/automation teams. • Maintain move documentation, asset records, and post-move verification data. • Oversee or directly support installation of laboratory equipment, ensuring correct utilities, safety interlocks, and anchoring. • Support lab readiness activities and initial startup troubleshooting.
Operations, Maintenance & Compliance • Develop and manage preventive and corrective maintenance programs. • Perform hands-on troubleshooting of HVAC systems, electrical power, lab utilities, and equipment interfaces. • Manage CMMS systems and facility asset records. • Support EHS programs, including chemical safety, biosafety, and emergency response. • Ensure compliance with regulatory expectations (GLP-supporting environments). • Support audits and inspections.
Vendor & Stakeholder Management • Manage service contracts for HVAC, utilities, and specialized lab equipment. • Coordinate daily with scientists, lab managers, IT/automation, EHS, and external service providers. • Serve as a trusted technical partner to research teams.
Qualifications:
Education: Bachelor's degree in mechanical, Electrical, Facilities Engineering, or equivalent technical discipline. Trade or technical certifications are preferred.
Experience: 10+ years of experience supporting biologics, pharmaceutical, or life sciences facilities. Demonstrated experience with new facility construction and commissioning. Hands-on experience with laboratory relocations, equipment installation, and troubleshooting.
Technical Expertise: Laboratory HVAC and pressurization systems. Building Automation Systems (BAS). Electrical systems, UPS, and emergency power. Process utilities (water, gas, vacuum, compressed air). CMMS and asset management systems.
Key Attributes: Highly hands-on and technically capable. Effective communicator with scientists, engineers, vendors, and construction agents such as general contractor, architect, and commissioning team. Organized, detail-oriented, and calm under pressure. Comfortable working in both construction and laboratory environments.
Compensation and Benefits: The expected base salary range for this position is $80,000 - $130,000 annually. Actual compensation will be based on a variety of factors, including but not limited to a candidate's qualifications, experience, and skills. While most offers typically fall within the low to mid-point of the range, we may extend an offer toward the higher end for exceptional candidates whose background and expertise align strongly with the requirements of the role.
