Job Overview:
- Type: Regular/full time
- Schedule: 35 hours per week. Flexible onsite schedule with typical working hours between 8am - 4pm.

- Pay: $90,000 - $100,000 annual salary; exempt + benefits
- Must be available to provide on-call coverage 24/7 for any maintenance crisis.
- Potential on-site living opportunity available after one year of employment, contingent upon good standing, operational needs, and availability.
Job Summary:
As the Facilities Maintenance Manager, you will be responsible for leading agency-wide preventative maintenance and repairs throughout 15 Henry Street Settlements locations in the Lower East Side of Manhattan. You will ensure proper completion of all maintenance related projects, interact internally and externally with contractors, manage a maintenance team of 6, and lead all maintenance operations to ensure all issues are handled with high quality repairs, and each program is supported.
Qualifications:
- Experience in troubleshooting and problem-solving unexpected maintenance concerns with little oversight
- 5+ years of management experience
- The ability to obtain FDNY certificates of fitness (i.e., A35, F01, W07, S95, S12, S13) within 6 months of hire
- Experience within social service organizations and familiarity with working in diverse settings
- Knowledge to comply with city, state, and funder regulations related to our facilities, including the FDNY and other city, state, and private funders
- Experienced in HVAC, with the ability to understand needs and maintain the function of boilers (including bleeding radiators, checking the water level in the boiler, basic troubleshooting of HVAC systems), air conditioners (multiple kinds), and cooling towers
- Experienced in prioritizing work orders, assigning team members based on skill set, and hiring/managing external contractors for large-scale projects
- Comfortable utilizing computer systems, including Microsoft and Google
- Experience in handling contracts, vendors, and overseeing multiple facilities with varying needs
- Excellent communication and interpersonal skills with an ability to interact with various levels of leadership across the agency
- Knowledge of compliance and safety regulations in facilities management
- Valid NYS driver's license (in good standing)
Responsibilities:
- Coordinate and manage Henry Street team members, and outside contractors, with maintenance repairs, upgrades, and service contracts
- Conduct regular repairs and maintenance needs across our programs, training and supporting team members
- Manage the work order system by reviewing, responding, and assigning to maintenance team members
- Oversee quality control of work orders, ensure completion, and follow-ups are handled in a timely manner
- Ensure adequate and functioning security systems, alarms, keys, and building security escorts
- Monitor capital improvement projects, renovations, and other building improvements
- Assist in the successful completion of special assignments
- Provide 24-7 on-call service
- You will be responsible for all aspects of our buildings and grounds to ensure safety and compliance
- You will partner with program leaders to ensure that our programs are able to support the community
- Responsible for cultivating and maintaining positive relationships with internal and external partners
- Strategically create maintenance plans for 15+ sites
- Address and resolve any issues or challenges that arise
- Other related duties as assigned
