Description Under the direction of the Director of Facilities, the Facilities Maintenance Specialist position performs intermediate to advanced maintenance tasks in support of facility operations. This role requires proficiency in troubleshooting, repairing, and maintaining mechanical, electrical, and plumbing systems, as well as mentoring junior technicians and supporting more complex projects.

Examples of Duties ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.

• Perform routine and preventive maintenance on facility equipment and systems (e.g., HVAC, lighting, plumbing, machinery). • Troubleshoot and repair mechanical, electrical, and minor PLC or automation system issues. • Support installation and setup of new machinery or equipment. • Maintain detailed records of work performed, including maintenance logs and service reports. • Respond to and resolve intermediate-level maintenance work orders in a timely manner. • Assist in diagnosing root causes of system failures and implementing corrective actions. • Monitor inventory of tools, parts, and supplies; recommend orders as needed. • Collaborate with senior technicians and contractors on complex repairs or installations. • Mentor or assist Maintenance Technician I employees with skill development and daily tasks. • Ensure compliance with company safety procedures and relevant regulations. • Operates equipment such as bucket trucks and forklifts. • Helps with mowing, trimming, and other general maintenance. • Assist with inclement weather needs. • Some evening and weekend work required. • Perform other duties as assigned by the Director of Facilities.

EDUCATION and/or EXPERIENCE

High school diploma or general education degree (GED). Must be a fully qualified professional, an experienced technician with at least three years of hands-on experience in at least two of the following: electrical, plumbing, hydraulics, large and small engine repair on a commercial and industrial level. Must be proficient with the tools, materials, and safety codes for these trades.

LANGUAGE SKILLS

Ability to read, write and comprehend standard and computer print, blueprints, schematics and detail as-built drawings for all crafts. The individual will need to exercise initiative and good judgment. Ability to speak Spanish preferred.

CERTIFICATES, LICENSES, REGISTRATIONS

Valid NC Driver's license and must be maintained. OSHA 10/30 certification or equivalent preferred.
