Job Description

Summary/objective

The Facilities Maintenance Supervisor role encompasses leadership, operational excellence, and fosters a culture of safety, quality, continuous improvement, and the ideal staff member experience.

The Facilities & Maintenance Supervisor provides management and direction for facility maintenance efforts, enhancing asset utilization and uptime through the implementation of professional maintenance and reliability improvement processes, and developing preventive and predictive maintenance programs that include failure and root cause analysis. This role is responsible for the development of CMMS, project and outage management, and compliance with cGMP and NRC regulations. This role is responsible for managing and implementing physical security policies and procedures, enforcing security measures, and managing security incidents.

Essential Functions:

Facilities Management

  • Responsible for construction and renovation projects to improve efficiency and to ensure that facilities meet environmental, health, and security standards, and comply with government regulations.
  • Plans, prioritizes and forecasts work center loading, staffing levels and contracting.
  • Manage budgets for maintenance operations, including forecasting and controlling expenses.
  • Investigates facility and equipment failures with staff, engineers and contractors to identify root cause and develop effective corrective and preventative actions.
  • Coordinates the maintenance and repair of machinery, equipment, and electrical and mechanical systems.
  • Maintains the buildings and grounds, oversees upkeep of equipment and supplies, determines and schedules repairs or renovation projects and coordinating safety inspections.
  • Works directly with the Purchasing Manager to purchase materials, equipment, or other resources.
  • Ensures company staff members have the best physical resources available to complete their duties.
  • Ensure compliance with all maintenance company policies and procedures, while prioritizing safety in accordance with OSHA regulations and best practices
  • Manage third-party contractors and oversee the company contractor management program to maintain operational efficiency.
  • Maintains accurate and compliant records of maintenance records, equipment performance, and inventory of spare parts.
  • Maintain all equipment, buildings, and grounds to meet company standards, including landscaping, fire safety systems, HVAC, and critical process equipment.
  • Provide responsive and proactive maintenance support to all facility customers, ensuring timely completion of service calls and machinery repairs.

Physical Security Management

  • Serve as the primary point of contact for physical security matters.
  • Ensure security of buildings, surrounding areas, and parking areas.
  • Assist staff members by controlling and de-escalating situations.
  • Analyze service data, prepare reports, and provide insights to inform security strategy.
  • Conduct routine security assessments to identify and mitigate security risks.
  • Conduct investigations into security incidents and report findings to management.
  • Respond to and assist in all emergencies, including to but not limited to fires, medical emergencies, and criminal activity.

Team Management

  • Leads and inspires a diverse team of skilled professionals.
  • Establishes and maintains a technical direction and supervisory oversight structure for the department, including career progression and succession planning.
  • Hires, fires, promotes, disciplines, coaches, and awards staff members according to organizational policies.
  • Holds consistent coaching sessions through 1:1's and career development meetings.
  • Ensures the onboarding, training, and career development of staff members.
  • Within the department and across the organization, fosters a culture of respect, safety, quality, and continuous improvement aligning with the mission, vision, and values of the organization.

Required Education and Experience

  • B.S. degree in Engineering, Facilities Management or related field or equivalent formal education and hands on experience.
  • 10+ years progressive positions in facilities management.
  • 3+ years progressive positions in physical security management.
  • HVAC/Boiler, electrical, plumbing and production equipment system knowledge.
  • Well-versed in general safety, lift safety, lock-out tag-out, and forklift safety.
  • Experience with CMMS, MS Project and other project and work planning tools.
  • Read and interpret drawings, OEM instructions, and specifications.
  • Excellent knowledge of public safety and security procedures/protocols, up to date with industry standards.
  • Valid driver's license with clean MVR record.
  • Demonstrated ability to utilize the standard tools of the trade.
  • 3+ years' experience supervising day-to-day activities of a team of 5 or more, providing mentoring and career development coaching.

Preferred Education and Experience

  • College degree or Vocational training in relevant fields of study.
  • Knowledge of Lean Manufacturing/TPM/Six Sigma methodologies.
  • Experience in the Incident Command Protocol System.
  • CPR/AED certification.
  • 5+ years' experience supervising day-to-day activities of a team of 8 or more, providing mentoring and career development coaching.

  • Staff member must lift or move products and supplies, up to 75 pounds.
  • Able to work at varying heights and in tight spaces if needed.

Position Type/Expected Hours of Work/Travel

  • Full-time position.
  • Company's standard operating hours are Monday thru Friday 6a - 6p with production related activities requiring 24/7/365 shifts. This position will have regular working hours during M - F with an expectation of adjusting to working outside of the standard operating hours as needed.
  • Niowave has multiple locations within the Lansing area. Travel between locations is expected in the role.
