Facilities Maintenance Technician

General Function
The Facilities Maintenance Technician is responsible for performing routine, preventive, and corrective maintenance to ensure the safe, efficient, and continuous operation of the facility. This non-exempt position performs hands-on repairs, supports facility operations, and assists with general building services. This position is limited to maintenance and repair work that does not require a permit or specialized licensing under applicable laws and/or regulations. The technician works under the general supervision of the Assistant Facilities Manager and complies with all company safety policies and procedures.

Union position with pay schedule: $35.02/hour - $42.18/hour.

Supervisory Responsibilities
This is a non-supervisory position.

Key Responsibilities/Essential Functions

1. Perform routine inspections and preventive maintenance on building systems including HVAC, plumbing, electrical, lighting, irrigation, and mechanical equipment.
2. Perform minor hands-on repairs, including electrical and plumbing work, that do not require permits
3. Diagnose and repair facility equipment, machinery, and building systems.
4. Respond promptly to maintenance requests and work orders.
5. Troubleshoot issues and implement corrective actions in a timely manner.
6. Assist with furniture assembly and setup, including conference room configurations and event support.
7. Provide minor janitorial support as needed, including spill cleanup and basic facility upkeep.
8. Maintain and repair doors, locks, fixtures, and other facility components.
9. Perform minor carpentry, painting, and general repair tasks that do not require permits.
10. Support irrigation system maintenance and basic troubleshooting.
11. Assist with equipment certification processes, inspections, and documentation to ensure compliance with regulatory and company standards.
12. Assist with installation of new equipment and systems, provided the work does not require a permit.
13. Maintain accurate maintenance records, work orders, and documentation.
14. Ensure compliance with OSHA and company safety standards.
15. Coordinate with outside vendors and contractors when necessary, including for work requiring permits or specialized licensing
16. Maintain tools, equipment, and maintenance shop in clean and safe condition.
17. Participate in on-call rotation and overtime as required.

Knowledge, Skills, and Abilities

• Working knowledge of HVAC, electrical, plumbing, irrigation, and mechanical systems.
• Ability to safely perform minor electrical and plumbing repairs that do not require permits or specialized licensing.
• Ability to read blueprints, schematics, and technical manuals.
• Basic computer skills for work order systems and documentation.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently and as part of a team.
• Good communication and customer service skills.

Working Conditions
Work is performed in varying temperatures and indoor/outdoor environments. Position requires dexterity to operate tools and equipment safely, the ability to lift up to 50 pounds regularly, the ability to stand, walk, climb ladders, kneel, and bend for extended periods, and the ability to move and arrange furniture and equipment. An employee in this position may be exposed to mechanical equipment, moving parts, noise, and hazardous materials. Individuals in this position must adhere to all safety protocols, including the use of all required PPE. May require working evenings, weekends, holidays, and emergency call-ins.

Recruiting Requirements
High school diploma or G.E.D. required. Technical or vocational training in a maintenance-related field is preferred, as well as 2+ years of facility maintenance experience. Individual must have a valid Washington State driver’s license.
