A current Universal HVAC Certification is REQUIRED for this position. Candidates who do not possess a Universal HVAC Certification will not be considered.

Helpmates is urgently seeking a highly skilled, hands-on Facilities Maintenance Technician IV – Lead to support critical facility infrastructure and manufacturing operations in Irvine, CA.

This is a hands-on technical role—not primarily a facilities management or vendor oversight position. We are seeking an experienced maintenance professional who can independently troubleshoot, repair, and maintain a wide variety of facility systems while also serving as a technical resource and mentor to other maintenance technicians.

The ideal candidate will have strong experience with HVAC, mechanical, electrical, water, steam, and utility systems and be comfortable handling a broad range of responsibilities. This is a general facilities maintenance role where priorities may vary significantly from day to day—from troubleshooting critical HVAC or utility systems to addressing general building maintenance needs.
What You'll Do

• Serve as a technical lead and subject matter expert for facility maintenance activities.
• Provide technical guidance, mentorship, and knowledge sharing to maintenance technicians.
• Perform hands-on maintenance, troubleshooting, repair, and preventive maintenance on facility infrastructure and building systems.
• Maintain and troubleshoot HVAC systems and related equipment.
• Work with refrigerants, purified and deionized water systems, steam systems, and electrical components.
• Maintain, troubleshoot, and repair water generation, purification, and filtration systems.
• Perform preventive and corrective maintenance on HVAC systems, steam boilers, pumps, valves, piping, filtration systems, pressure vessels, and electrical components.
• Independently diagnose mechanical, electrical, plumbing, and general facility maintenance issues.
• Read and interpret schematics, blueprints, wiring diagrams, P&IDs, and technical manuals.
• Support manufacturing operations by minimizing downtime and ensuring critical facility systems remain operational.
• Perform general building maintenance and repairs as needed.
• Coordinate and manage third-party vendors and contractors for specialized repairs and services.
• Maintain accurate maintenance records, equipment logs, and preventive maintenance documentation within a CMMS system.
• Participate in facility improvement projects, equipment upgrades, and system commissioning.
• Participate in an on-call rotation to respond to after-hours emergencies and critical utility alarms.

What You'll Bring

• Current Universal HVAC Certification is mandatory and required for consideration.
• High school diploma or equivalent.
• Minimum of 6 years of industrial facilities maintenance experience, or an Associate degree with 5+ years of related experience.
• Strong hands-on experience maintaining, troubleshooting, and repairing HVAC systems.
• Demonstrated technical experience working with refrigerants, purified or deionized water systems, steam, electrical, and mechanical systems.
• Strong troubleshooting and diagnostic skills across mechanical, electrical, plumbing, HVAC, and utility systems.
• Ability to independently identify equipment or facility issues and perform appropriate repairs.
• Ability to read and interpret schematics, wiring diagrams, P&IDs, blueprints, and technical drawings.
• Experience using CMMS systems for maintenance documentation and work order management.
• Experience coordinating and working with third-party vendors and contractors.
• Excellent communication skills and the ability to provide technical guidance and mentor other technicians.
• Strong organizational skills and the ability to manage changing priorities.

Preferred Qualifications

• Experience working in a regulated environment, including Life Sciences, biotechnology, pharmaceutical, medical device, laboratory, or manufacturing environments.
• Experience supporting facilities with complex mechanical, utility, and critical infrastructure systems.
• Knowledge of GMP or other regulated maintenance and documentation requirements.
• Previous experience serving as a lead technician or mentoring junior maintenance personnel.

Note: Experience in a regulated environment is highly desired; however, candidates without this background will still be considered if they possess the required hands-on technical expertise and Universal HVAC Certification.
