ABOUT THE OPPORTUNITY

Global Workplace Solutions (GWS) Local is a hard services-led, tailored facility management solution. We self-perform hard services while partnering with best-in-class soft service providers to offer custom facility and project management solutions to our clients. We focus on empowering our team with a high-level of downstream accountability, resulting in an agile and efficient service delivery.

In addition to our core facility and project management capabilities, our platform offers direct access to our Best-in-Class services, including ESG, Security Consulting, Workplace Strategy, and Workplace Experience.

This is a unique opportunity to establish and own the facilities function for a high-profile client in Hawaii. You will be the primary on-site FM resource, working closely with the onsite lead and receiving direct mentorship and periodic on-site support from a Seattle-based facilities team. You'll interact directly with the Account Director, and have the full backing of a 26-person team behind you.

WHAT YOU'LL OWN

  • Serve as the first point of contact and primary FM support for the client team
  • Own and manage the CMMS (computerized maintenance management system) - assigning work orders to engineers, ensuring preventive maintenance is scheduled and on track, and keeping maintenance activities flowing efficiently
  • Track and manage the lifecycle of approximately 600 building assets, maintaining accurate and up-to-date records
  • Oversee vendor relationships for janitorial, pest control, landscaping (planter boxes), and other contracted services - including daily communication, scheduling, and performance management
  • Coordinate scheduling with both internal engineering staff and external contractors
  • Support the building engineer and maintenance tech on-site as the FM lead
  • Partner with corporate real estate and the on-site landlord on property management needs - this building is leased, so some decisions will require landlord coordination alongside standard FM responsibilities
  • Provide administrative support to the Hawaiian team and formal support to the engineering team
  • Ensure building operations meet CBRE and client safety and compliance standards at all times

WHAT YOU'LL BRING

Required:

  • Hands-on CMMS experience - you understand how work orders flow, how PMs are structured, and how to keep a maintenance program running smoothly
  • Solid understanding of building assets, preventive maintenance programs, and how to manage asset lifecycles
  • Vendor management experience - you've managed ongoing service relationships and know how to hold vendors accountable
  • Strong communication skills - you're comfortable in meetings, clear in emails, and proactive with your client and team
  • Customer service mindset - you understand that the building occupants are your customers and you treat them accordingly
  • Organization - you can juggle multiple priorities, track moving pieces, and keep things from falling through the cracks
  • Ability to make sound, independent decisions when the team isn't immediately available

Nice to Have:

  • HVAC knowledge or mechanical/technical background
  • Project management experience
  • Commercial real estate or engineering/construction background
  • Facility Management certification (CFM or similar)

Education:

  • Bachelor's degree with 3-5 years of relevant FM experience preferred
  • No degree with equivalent hands-on FM experience is equally welcome - what you've done matters more than where you studied

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future
