Job Description

Our client is seeking a hands-on Maintenance Facilities Manager to own the reliability, safety, and performance of their facility’s mechanical systems. This role combines strong technical expertise with the ability to build and lead a maintenance support structure, establish preventive programs, and manage third-party contractors. The ideal candidate can diagnose and repair equipment themselves while also cultivating trusted relationships with specialized vendors for steam, refrigeration, boiler, and thermal fluid systems.

Key Responsibilities

  • Lead day-to-day maintenance operations with a strong hands-on presence; personally troubleshoot and repair equipment when needed.
  • Design, implement, and continuously improve preventive and predictive maintenance programs for all critical systems.
  • Develop, negotiate, and manage service contracts with third-party vendors, ensuring clear scopes of work, performance standards, and cost control.
  • Build and maintain a reliable network of specialized contractors for steam systems, refrigeration, boilers, and thermal heat fluid systems.
  • Oversee the operation, maintenance, and optimization of boilers, steam distribution, refrigeration equipment, and thermal fluid systems.
  • Establish and enforce safe work practices, lockout/tagout procedures, and compliance with applicable codes and regulations.
  • Create and maintain documentation including equipment histories, PM schedules, spare-parts strategies, and contractor performance records.
  • Coordinate major repairs, shutdowns, and capital projects related to mechanical infrastructure.
  • Mentor and develop internal maintenance technicians while ensuring adequate coverage and skill depth across shifts.
  • Drive continuous improvement in equipment uptime, energy efficiency, and total cost of ownership.

Minimum Requirements

  • Proven hands-on experience maintaining and repairing industrial boilers, steam systems, refrigeration equipment, and thermal heat fluid systems.
  • Demonstrated ability to write and manage vendor contracts and hold contractors accountable for performance.
  • Strong troubleshooting skills with the confidence to perform repairs personally when appropriate.
  • Experience building or significantly improving a maintenance organization and its support processes.
  • Familiarity with CMMS systems and the discipline to keep accurate equipment and work-order data.
  • Ability to read mechanical drawings, P&IDs, and equipment manuals.
  • Excellent communication and relationship-management skills with both internal stakeholders and external service providers.
  • Experience in process industries with complex utility systems (food, beverage, pharmaceutical, or similar preferred).
  • Knowledge of relevant codes (ASME, NFPA, local boiler and pressure-vessel regulations).
  • Prior success establishing preventive maintenance programs from the ground up.
  • Technical certifications related to boilers, refrigeration, or industrial maintenance are a plus.
