ESSENTAL DUTIES and RESPONSIBILITIES:\n \nCoordinates and directs the design, planning, construction, maintenance, and alteration of equipment, machinery, and buildings.\n \nInspects equipment, office, and laboratory facilities to ensure proper maintenance.\n \nAnalyzes facilities HVAC systems, facility wiring, lighting, and other factors.\n \nOversees operation of the plant utility systems including, two boilers, two hot oil systems, air compressors, cooling tower, scrubber system, nitrogen, fire protection system, and all associated equipment in those systems.\n \nPlans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for any construction needs.\n \nDevelops long-range plans, conceptual designs, and capital outlay requirements and documentation for facility.\n \nFormulates and coordinates program specifications, requirements for proposals and contracts, and associated documents.\n \nActs as liaison to public utility, environmental, and energy agencies.\n \nInspects construction and installation progress to ensure conformance to established specifications.\n \nOversees the coordination of building space allocation, layout, and communication services.\n \nOversees and directs all contractors engaged in equipment installation, facilities equipment repair, and preventive maintenance.\n \nTrack and record monthly reports on usage and spending for site utilities, including electricity, natural gas, water, wastewater, and nitrogen.\n \nSupports and executes continual improvement projects and processes, including but not limited to 5S, Kaizen events, process mapping, and other methodologies.\n \nQUALIFICATIONS\n \nBachelor's degree from four-year college or university; or three-five years related experience and/or training; or equivalent combination of education and experience.\n \nMust have leadership ability with a willingness to lead, take charge, and offer opinions to provide guidance to associates.\n \nGood math, analytical and reporting skills.\n \nStrong computer skills, especially MS Office (Word, Excel, Access, Outlook), and familiarity with facilities work management systems and accounting software.\n \nMust be flexible to work occasional on-call, weekend, and holiday schedules in this 24-hour 7-day/week operation.\n \nStrong interpersonal skills, and the ability to communicate orally and in writing to internal and external customers.\n \nAbility to manage multiple tasks simultaneously, usually under deadlines.\n \nFacility Management Professional (FMP) credential is a plus.\n \nDirects all personnel related actions including training, performance appraisal and professional development.\n \nDirectly supervises other employees. Carries out supervisory responsibilities in accordance with the organization's policies, and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work.\n \nResponsible for maintenance budget (receive invoices on time, guarantee they entered JDE, manage maintenance OPEX).\n \nEducation/Experience:\n \nBachelor's degree from four-year college or university; or three-five years related experience and/or training; or equivalent combination of education and experience.\n \nLanguage Ability:\n \nAbility to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.\n \nMath Ability:\n \nAbility to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.\n \nReasoning Ability:\n \nAbility to define problems, collect data, establish facts, and draw valid conclusions.
