Job Overview:

As the Facilities Manager, you will help ensure the community's buildings, systems, amenities and infrastructure are maintained in a safe, efficient, and reliable manner. This role is responsible for leading a team of maintenance professionals, developing proactive maintenance programs, managing daily operations and partnering with the General Manager to support long-term operational and capital needs.

Compensation: $75k - $85k annually

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client''s property, the salary or wage will also be premised upon the client''s directive. The base pay range is subject to change and may be modified in the future.

Your Responsibilities:

  • Supervise, coordinate, and provide leadership to onsite maintenance technicians and porters, including establishing clear responsibilities, performance expectations and accountability measures
  • Develop and implement a comprehensive preventative maintenance program for critical assets, including HVAC, electrical systems, fire/life safety systems, pools, irrigation systems and other community infrastructure
  • Create and maintain standard operating procedures for routine maintenance activities, inspections, vendor coordination and work order processes
  • Ensure all building systems, amenities, common areas and equipment are maintained in proper operating condition
  • Oversee and manage the work order system (CMMS), including assigning, prioritizing, tracking and completing maintenance requests
  • Maintain accurate records of equipment inventories, maintenance history, inspections, warranties, and replacement schedules to support long-term asset planning
  • Develop and maintain a comprehensive maintenance calendar to track preventative maintenance, inspections, life safety testing, seasonal activities and vendor services
  • Schedule and coordinate required inspections and compliance-related activities, including fire systems, gas inspection and other regulatory requirements
  • Provide regular reporting to the General Manager and Board regarding maintenance activities, preventative maintenance completion, major repairs, open work orders, asset conditions and upcoming project needs
  • Assist with planning and execution of capital improvement projects, including vendor coordination, budgeting support, timelines and project oversight
  • Manage vendor relationships and ensure contracted services are completed according to expectations
  • Ensure pool, amenity areas, grounds and common areas are maintained to community standards
  • Partner with porter and janitorial teams to support cleanliness, appearance and overall community presentation
  • Hire, train, develop and coach maintenance team members to support operational excellence
  • Ensure emergency maintenance situations are addressed promptly and maintain emergency response procedures and contacts for situations such as floods, fire and other critical events
  • Maintain inventory of tools, equipment and supplies and coordinate ordering as needed
  • Provide recommendations and operational updates to the General Manager regarding maintenance needs, repairs and improvement opportunities
  • Respond to emergencies as needed which may include weekends, holidays, or overnight
  • Perform other duties as assigned

Skills and Qualifications:

  • Strong leadership and team management skills with the ability to establish accountability and develop employees
  • Mechanical knowledge and understanding of building systems, equipment, and maintenance practices
  • Experience developing preventative maintenance programs, processes, and operational procedures
  • Strong organizational skills with the ability to prioritize multiple projects and adjust to changing demands
  • Knowledge of maintenance methods, safety practices, and regulatory requirements
  • Able to manage vendors, projects, and budgets effectively
  • Proficient with maintenance tracking systems and computer-based work order platforms
  • Able to use tools, equipment, and chemicals safely
  • Knowledge of pools, landscape, grounds maintenance, and mechanical systems preferred

Education and Experience:

  • HOA and/or residential maintenance experience (required)
  • Proven experience as a maintenance supervisor, facilities manager, or similar leadership role
  • Experience managing a maintenance team and overseeing building operations (required)
  • CPO certification or able to obtain (preferred)
  • HVAC certification (preferred)

Physical Requirements:

  • Able to safely lift and/ or carry 50 pounds
  • Able to stand and walk for extended periods of time
  • Able to work in various weather conditions (heat, rain, cold, wind, etc.)
  • Participate in an on-call rotation and respond to emergency situations as needed

Supervisory Responsibility: Yes

Work Location: Mesa, AZ

Work Hours: Monday - Friday, 8 AM - 5 PM; Able to respond to on call emergencies as needed during nights, weekends and holidays.
