Job Title: Facilities Manager
Department: Facilities
Reports To: Director of Operations
SUMMARY: Responsible for supervising and coordinating activities of assigned personnel and coordinating and overseeing vendors of skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings and grounds. Prepares work schedules and gives work assignments to subordinates. Works with Federal and State agencies, security teams, and property management company to ensure company has a safe, well maintained, and secure facility.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.
· Maintain, design and development of plant facilities, formulation of operating rules, regulations and procedures
· Oversee security functions for the company’s facilities
· Has a working knowledge of plumbing, electrical, and carpentry
· Has strong working knowledge of HVAC and boilers/chillers
· Creates and updates procedures for use in event of accidents, fires or other emergencies
· Inspects plant facilities or reviews inspection report, to determine repairs, replacements or improvements required
· Must be able to analyze architectural drawings and blueprints
· Identifies and appraises conditions that could produce accidents and financial losses
· Conducts or directs research studies to identify hazards and evaluate loss producing potential of given system, operation, or process.
· Develops accident-prevention and loss-control systems and programs for incorporation into operational policies of organization.
· Reviews and analyzes expenditure, financial, and operations reports to determine requirements for setting budgets, increasing safety, and increasing security
· Approves requisitions for equipment, materials, and supplies within limits of operations department budget
· Research and obtain bids for equipment, materials, and supplies outside purchasing parameters for submittal to owner
· Hires, trains, and supervise facilities team as well as employees and other building service personnel as needed
· Assigns workers to duties such as maintenance, repair, or renovation and may obtain bids for additional work from outside contractors
· Participate in the safety committee as management’s representative
· Liaison with tenants of the building

This position is expected to be 100% onsite. The selected candidate will be required to work onsite.
SUPERVISORY RESPONSIBILITIES
Supervises facilities staff and any outside contractors performing functions on site.

EDUCATION and/or EXPERIENCE
Bachelor's degree (B. A.) from four-year College or university; or three to five years related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from group of managers, clients, and customers. Ability to communicate clearly in English.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
CERTIFICATES, LICENSES, REGISTRATIONS
A valid non-restricted Washington State Driver’s license.
COMPUTER SKILLS
Excel, Word, Outlook, Visio, and Publisher.
