Description
The Facilities Management Division of the Facility Services Department is seeking a Facilities Operations Manager (FOM) to provide oversight and management of the Hennepin County Government Center (HCGC). The HCGC is the county's seat of government with multiple county and state government tenants. The HCGC is a 24-story high-rise with 1.5 million square feet and a 423-stall parking garage. The annual budget is $7.5 Million with a staff of 15.
Location and hours:
This position is on-site at the Hennepin County Government Center, 300 South Sixth Street, Minneapolis, MN 55487. Work hours are Monday through Friday, 7:30 a.m. - 4:00 p.m. with the requirement of on-call and after-hours availability.

This is a full-time, benefit earning position. You must be a current regular or probationary employee of the Facility Services department to apply for this position. Note: Limited duration employees are not eligible.

In this position, you will:
Need to have:
One of the following:
Six years or more of experience in facilities or building operations management with responsibilities involving multiple facilities.
Bachelors degree or higher in facility management, engineering, architecture, or a related field and two years of experience in facilities or building operations management with responsibilities involving multiple facilities.
A valid drivers license and the ability to obtain a Hennepin County drivers permit.
Nice to have:
Experience:
Managing personnel including supervising, training, coaching, mentoring, and evaluating staff.
Implementing principles and practices of facilities management, organizational planning, and administration.
Managing, preparing, and administering operating budgets.
Managing large facilities.
Knowledge of:
Overall operations, materials and repair of building systems, pneumatics, direct digital control, boilers, chillers and packed refrigeration units.
Contract management practices, maintenance programs, leasing, codes, regulations and efficiency standards.
Effective interpersonal, verbal, and written communication skills.
Ability to:
Analyze, evaluate, write, and modify operating methods, policies, and procedures.
Facilitate meetings, lead work groups, conduct research, and prepare for and make presentations.
Read and comprehend building drawings and blueprints.
Operate, or quickly learn software programs including building automation systems, energy tracking, financial reporting, CAFM/CMMS and document management programs.
Adhere to the expectations set forth for the FOM positions as well as the county competencies for managers.
Work and communicate effectively with building inspectors, insurance carriers, vendors, landlords, the general public, and county employees.
