Facility Maintenance Lead - Ice

(Full Time, Non-Exempt)

Hiring Range is $52,364 to $60,555 annually based on qualifications, education and experience as it relates to the position.

Position Summary:

Under the supervision of the Ice & Facility Maintenance Supervisor, this position is responsible for the supervision of the custodial/janitorial/zamboni staff. The Facility Maintenance Lead - Ice performs skilled and supervisory work in administrative or ice operations, custodial and preventative maintenance, construction, and repair of the facility and related equipment. Duties include routine, quick response and emergency repairs. Performs duties in a manner consistent with the stated values of the organization.

Essential Duties:

  • Oversees ice maintenance staff, custodial services, preventative maintenance, and repair of assigned facility with a strong focus on safety, customer satisfaction, staff productivity, and cleanliness.
  • Performs scheduling of staff and provides backup support including custodial tasks as needed. Reviews and approves employee biweekly timesheets. Works with Payroll Department to resolve any pay issues.
  • Plans, assigns and directs personnel engaged in custodial and preventative maintenance, special projects, off-season crews and work order assignments and ice facility water softener.
  • Assists Supervisor in the development of project objectives, standards and procedures. Coordinates the set-up, repair, inspection, shutdown, and custodial and preventative maintenance of the facility.
  • Supervises daily Zamboni, custodial and preventative maintenance of the facility according to standards and facility expectations. Services assigned equipment including Zambonis, ice level equipment, tools and ice compressors, heating and air conditioning units and accommodating attachments.
  • Establishes and maintains custodial and preventative maintenance management programs for the facility including inventory of all major mechanical equipment, custodial supplies, identification and timetable for ongoing evening tasks (i.e. repairs, cleaning, inspections, painting, etc.).
  • Attends various meetings to coordinate, plan and communicate with other departments.
  • Supervises and assists in moving and arranging furniture and equipment for programs, meetings, and special functions.
  • Accountable for appropriate vendor contacts. This includes securing price quotes through bidding procedures, determining award of purchase orders based on price/cost analysis, and evaluation of vendor performance.
  • Performs the work of, or supervises the work of facility cleanliness, carpentry, painting, lock-smithing, electrical, plumbing, linoleum tile work, carpet preservation, resurfacing of hardwood floors, ceramic tile repair, and preventative maintenance duties (filters, greasing, oiling, belts, coils, draining, winterizing, and high voltage work.) Ensures compliance with all codes and best practices including Health Department, Fire Department, State Boiler Inspection, Pest Control, OSHA, SDS sheets, and Sara Title III and risk management inspections.
  • Resolves issues pertaining to changing staffing needs, equipment maintenance and repairs, and/or other urgent needs at assigned facility. This may also occur before or after the facility's regular hours of operation.
  • Assists in the preparation and monitoring of the Facility Maintenance budget, ensuring operations remain within the budget guidelines. Prepares purchase orders and directs the purchasing of materials, chemicals, and contractual services.
  • Makes periodic checks of unit costs, compares with original estimates and makes necessary adjustments in job methods. Assists in the analysis of financial information of special services, projects and facility program needs.
  • Recognizes emergency and dangerous situations by reacting quickly and calmly; administers first aid as needed.
  • Completes all daily maintenance, incident/accident reports, and inventory logs according to District procedures in a timely manner.
  • Responds tactfully, respectfully and in a timely manner to inquiries and problems in person, through email, phone and mail by providing helpful information and explanations in-line with District policies and procedures. Thoughtfully handles confrontational or stressful interactions.
  • Develops and maintains professional relationships with District employees, vendors, various outside user groups and associations to coordinate their programs and special events.
  • Attends and participates in professional group meetings; stays abreast of new trends and innovations in the field of recreation facility management.
  • Attends and participates in staff meetings, trainings, and orientations.
  • If appropriate, meets regularly with the operations manager of our contracted janitorial service to ensure cleanliness and upkeep of the facility.
  • Attends work on a regular, reliable and punctual basis.
  • Required to work some evenings, weekends, and some holidays.
  • Hires, supervises, schedules, and evaluates assigned staff. Provides or coordinates staff training. Provides constructive and timely performance evaluations. Works with employees to correct deficiencies.
  • Observes necessary precautions to assure general public safety; inspects facilities to identify safety and maintenance needs by conducting facility walk-throughs on an on-going systematic basis.

Education and/or Experience:

  • Must be eighteen (18) years of age.
  • Associate's Degree in Building and Custodial Maintenance or related field.
  • One (1) year related skilled and semi-skilled labor experience that is inherent to custodial maintenance, facility maintenance and park or related grounds maintenance.
  • Two (2) years' related experience preferred.
  • Electrical, plumbing, HVAC and/or swimming pool maintenance experience preferred.
  • Previous personnel leadership/supervision preferred.
  • Any combination of experience, training and education that demonstrates the required knowledge, skills and abilities to perform the essential functions of the position may be considered.

Licenses, Certifications, and Other Requirements:

  • First Aid, CPR, and AED certificates required or the ability to obtain within six (6) months of hire.
  • Must possess a valid Colorado Driver License or the ability to obtain upon hire and maintain an acceptable driving record.
  • Mandatory Reporting certification, or the ability to obtain within 30 days.
  • Certified Ice Technician preferred.
  • Mobile Elevated Work Platform certification or ability to obtain upon hire.

Necessary Knowledge, Skills and Abilities:

  • General knowledge of the techniques and equipment involved in the components of custodial, preventative, building, and/or ice maintenance.
  • General knowledge of and ability to perform safety and emergency first aid procedures.
  • General knowledge of budget planning and management.
  • Skills in recruiting, training, supervising, evaluating, and motivating employees.
  • Must have excellent communication skills, both written and oral.
  • Working knowledge of Microsoft Office software including Excel, Word, Outlook and Publisher.
  • Must be highly motivated and take direction well.
  • Ability to work independently and with a team in a fast-paced and high-volume environment with emphasis on accuracy and timeliness.
  • Excellent interpersonal skills with the ability to provide outstanding customer service, establish and maintain effective working relationships, and interact with others in a professional manner.
  • Ability to work a varied schedule which may include some evenings, weekends, and holidays.

Material and Equipment Used:

  • Regularly uses floor machines, buffers, vacuums, tools, pressure washer, brooms, mops, cleaning chemicals, and general hand tools.
  • Also regularly uses standard office equipment including a personal computer, phone, printer, fax machine, and copier.
  • May regularly use and operate pump and filtration equipment, chemical feeding equipment, various pool chemicals, and circulation and chlorination equipment.
  • This position may be required to drive a personal and/or District motor vehicle to various District and off-site facilities for business purposes.

Working Environment:

  • Primarily works in an indoor environment subject to continuous interruptions and background noises. This position works with cleaning chemicals and other cleaning materials.
  • Custodial positions at Ice Arena facilities at times work in a cool environment; the temperature at the ice rink(s) will vary from 40-55 degrees Fahrenheit.

Physical Requirements:

  • Stand, walk, and sit for long periods of time.
  • Occasional physical work lifting up to 100 pounds.
  • Will pull, push and carry loads of chairs and tables up to 50 pounds.
  • Required to use hands and fingers to handle or feel objects, tools or controls; reach with hands and arms; and stoop, kneel, squat, bend, climb, crouch or crawl.
  • Frequent hand/eye coordination to operate personal computer and office equipment.
  • Vision for reading, recording and interpreting information. Vision acuity to see close-up and at a distance with the ability to adjust focus allowing a broad field of vision.
  • Speech communication and hearing to maintain clear and effective communication. Must understand and be understood.
