FACILITY MAINTENANCE TECHNICIAN (Seeking a person with strong HVAC/Electrical Skills.)
 
FUNCTION:  Serves as facility maintenance technician with concentration in HVAC, Plumbing and Electrical for Brays Island Plantation.  Responsibilities include performing HVAC, Plumbing and Electrical and general facility maintenance.  Ensures that all support and service is conducted and fulfilled in a manner consistent with the ONE BRAYS Leadership Credo.
 
DUTIES AND RESPONSIBILITIES:
  1. Performs general facility maintenance, to include HVAC, plumbing, electrical, carpentry, painting, and concrete work and other work as needed
  2. Performs preventative maintenance on scheduled and seasonal basis.
  3. Responds to all emergencies and alarms when on duty, or otherwise in an on-call status.
  4. Assists with set up of meetings and events electrical power and A/V equipment as needed.
  5. Operate power tools to include pressure washer, saws, drills, paint sprayer, nail guns, etc.
  6. Responsible for maintenance and security of facility maintenance tools and equipment.
  7. Foster a positive, service-oriented team culture while ensuring alignment with organizational values and a “One Brays” collaborative environment.
  8. Provides exceptional customer service to owners, guests and internal partners. 
  9. Performs other duties as required.
  10. Safety & Compliance Responsibilities: Follows all safety protocols, lockout/tagout procedures, and PPE requirements.
  11. Plays a key role in maintaining compliance with state and federal HVAC, electrical, and plumbing codes.
  12. Documentation & Technology Expectations: Accurately documents all work performed in the maintenance program including parts used, time spent, and condition notes.
  13. Uses mobile devices, tablets, and digital tools to receive work orders, update tasks, and communicate with the team.
  14. Troubleshooting & Diagnostic:  Diagnoses mechanical, electrical, and HVAC system issues using proper testing equipment. Recommends corrective actions and long-term solutions, not just repairs.
  15. Driving & Equipment Operation: Operates company vehicles, and light equipment safely.  Maintains a clean, organized, and safe work vehicle.
 
PHYSICAL REQUIREMENTS:
1.       Capable of working extended hours, to include weekends and holidays as necessary.
2.       Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
3.       Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.
4.       Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 100 lbs.   This movement can occur throughout the day.
5.       Must be able to drive a car, and possess a valid driver's license.  Must be able to transport self around the Brays Island facilities and amenities.
6.       This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
7.       Must be able to interact with all types of individuals, be mentally alert, detail oriented, and have good reasoning skills.
8.       Must be able to work in small and confined spaces for extended periods of time.
 
 
ENVIRONMENTAL REQUIREMENTS:
1.       Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays.  Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances.  For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns. 
  1. The employee will be in the vicinity of site-specific vegetation and native species of reptiles and mammals, subjecting the employee to possible injury from contact or bites.  Proper footwear, headgear, and maintenance attire should be worn for protection.
  2. Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties.
 
MINIMUM QUALIFICATIONS:
Education: High school graduate or ability to obtain high school diploma or equivalent of
education and experience.  HVAC Technical Certification (NATE, HVAC Excellence, etc.), electrical or plumbing trade certifications and OSHA 10 or 30 preferred.
 
Knowledge/Skills:    Extensive knowledge of HVAC, electrical, plumbing, and carpentry trades.  Able to work and complete assignments with minimal supervision; must be able to work independently and make competent decisions involving prioritizing and managing various assignments.  It is essential to have professionalism and owner service mindset. Must have strong communication, problem solving and critical thinking skills. 
 
Experience:  3-5 years’ experience in multi-faceted maintenance position within minimum of 1-3 years HVAC concentration.
