Federal Realty is seeking a Financial Analyst for the Finance team to provide strategic, financial, and analytical support for its Maryland, Florida and Central portfolios. The Financial Analyst partners with Asset Management, Leasing, Operations, Construction and Development teams to provide financial support and apply an owner’s mindset to identify opportunities that grow income and create lasting value across the portfolio.

This is a unique opportunity to work in a hands-on team environment while gaining valuable experience in all facets of commercial real estate. This position is based in North Bethesda, Maryland, and is available on a hybrid basis: four days in office and one day remote each week.

Responsibilities:

• Build, maintain, and analyze detailed income and cash flow projections for portfolio properties
• Manage pro forma financial analyses for ground-up developments and redevelopments
• Conduct variance analyses (actual vs. budget/forecast) and prepare NOI and periodic financial results reporting for senior management
• Provide market and competitive information to feed into project decisions for leasing, development and redevelopment opportunities and present findings to Senior Management
• Evaluate the financial impact of potential leasing, development, and redevelopment opportunities proactively identifying value-add and revenue growth opportunities
• Contribute to the creation of annual budgets and strategic business plans with data driven recommendations that help shape long-term portfolio strategy
• Prepare financial analyses and supporting material for Investment Committee memoranda
• Review prospective retail and office tenant financial performance to determine creditworthiness
• Prepare lease reviews including CAM and operating expense reconciliation and support
• Build and improve financial models and reporting tools
• Perform ad hoc analysis and special projects as requested

Qualifications:

• 3-5 years’ experience in financial analyses and reporting (real estate preferred)
• Bachelor’s degree
• Solid understanding of financial valuation concepts (financial ratios, IRR, NPV, etc.)
• Intermediate to advanced proficiency in Microsoft Excel
• Familiarity with Argus Enterprise is a plus
• Motivated, self-starter with the ability to work with minimal supervision and function in a team environment by effectively communicating and sharing information with people in other departments within the company
• Keen attention to accuracy and detail while under tight deadlines
• Highly organized and efficient with the proven ability to handle multiple projects, think creatively and set priorities

 

Salary Range: The typical base pay range is $110,000-$130,000 per year plus bonus. To ensure a fair and competitive offer, we take into account your job-related skills, experience, relevant education, certifications, and/or training.
