Floating Maintenance Lead

Dietz Property Group has an exciting opportunity for two experienced Floating Maintenance Leads (40 hours per week) to join the team.

OVERVIEW:

The Floating Maintenance Lead ("FML") serves as a flexible, traveling maintenance resource deployed across multiple properties to support site operations as needed. This role works under the direction of the Community Director at each assigned property and is focused on addressing operational gaps, reducing maintenance backlogs, and supporting overall property performance. The FML does not function in a supervisory capacity while onsite.

KEY RESPONSIBILITIES include but are not limited to the following:
• Triage and reduce work order backlogs.
• Support apartment turnover execution.
• Assist with preventative maintenance completion.
• Take on specialty projects or operational support needs as identified at the site/regional level.
• Perform maintenance, rehabilitation, and grounds work in conjunction with other employees to maintain a "teamwork" atmosphere.
• Complete required property and unit inspections and ensure that all follow-up work is completed as scheduled.
• Ensure that all equipment, vehicles and shop areas are properly maintained and kept clean in accordance with company policy and OSHA safety standards.
• Ensure that all contract procedures are followed and monitor all work performed by outside contractors.
• Facilitate capital expenditure projects by obtaining the appropriate bids and following the CAPEX process (as needed).
• Obtain vendor bids as needed (lawn and snow services, painting, carpet, etc.)
• Provide quality, professional service to the residents.
• Prepare and maintain required maintenance logs and reports.
• Ensure that all employees follow safety standards outlined by both OSHA and company policy.
• Obtain and maintain necessary licenses.

THE SUCCESSFUL CANDIDATE WILL HAVE:

• Communication skills to effectively develop employees and provide exceptional service to residents.
• Ability to utilize information to make decisions and solve problems and to delegate assignments and ensure completion.

WORK SCHEDULE:

This is a full-time position and considered a near 100% travel related position, providing boots on the ground coverage for sites needing Maintenance coverage.

REQUIREMENTS:
• A commitment to the Company's Core Values.
• 3+ years of apartment maintenance skills and experience in repair or diagnosis of plumbing, electricity, heating, air conditioning, drywall, etc.
• 1+ years of experience managing a team of at least one maintenance technician.
• HVAC certified with CPO a plus, or ability to attend and complete training within 1 year of employment
• Advanced mechanical skills in a broad range of areas including heating, air conditioning, electrical, plumbing and carpentry.
• Ability to use hand tools, power saws and specialized tools that relate to specific skills, i.e. meters & gauges and computer knowledge.
• Valid driver's license and ability to operate a motor vehicle / golf cart.
• Must have all needed hand tools necessary to perform the job.
WORK ENVIRONMENT/PHYSICAL DEMANDS:
• This job may require you to frequently lift and/or move items up to 75 pounds.
• This position is very active and requires extensive standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing .
• Working above ground level where the possibility of falling exists (i.e. on ladders, rooftops, bucket trucks, scaffolding.
• Manual dexterity sufficient to reach/handle items, works with the fingers, and perceives attributes of objects and materials.
• While performing the duties of this job, the employee must be able to frequently communicate and exchange accurate information.
• Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
• Requires working outdoors at times.
• Extensive travel by car.
• Frequent travel by car or golf cart from building to building.
• Possible exposure to vibration and noise.
• Hazards include moving mechanical parts, electrical current, and exposure to chemicals, atmospheric conditions (fumes, odors, dust, mists, and gases). May need to wear a respirator on specific occasions.
