Floating Property Maintenance Technician

Location: Based in Vineland, NJ, with regular travel among assigned EPAC communities in the surrounding area. Day shift with rotating after-hours emergency on-call coverage.

We are seeking a dependable, hands-on Floating Property Maintenance Technician based in Vineland, NJ. This position supports multiple EPAC communities and requires regular travel among assigned properties to complete maintenance work, apartment turns, preventive maintenance, repairs, and emergency service needs.

This role is a good fit for someone who enjoys variety, can move efficiently between properties, works independently, and communicates clearly with property managers, residents, and supervisors.

Key Responsibilities

• Travel among assigned EPAC communities to complete work orders, repairs, apartment turns, preventive maintenance, and property-upkeep assignments.
• Complete resident work orders promptly and document completed work with clear notes and before-and-after photos in Entrata.
• Walk assigned properties to identify repair, safety, cleanliness, grounds, drainage, and preventive-maintenance needs.
• Perform general repairs, touch-up painting, light grounds work, debris removal, and seasonal tasks.
• Prepare vacant apartments for new residents, including repairs, painting, entrance touch-ups, and lock changes.
• Complete scheduled preventive maintenance, including HVAC filter checks and changes and floor-drain flushing where required.
• Respond to changing priorities and provide maintenance support where it is most needed.
• Maintain clean and organized tools, supplies, maintenance areas, company vehicles, and golf carts.
• Provide daily updates to property managers or supervisors and escalate urgent concerns promptly.
• Accurately record time, mileage or travel, property assignments, and emergency-call details.
• Participate reliably in the rotating emergency on-call schedule.

Qualifications

• Practical maintenance, repair, apartment turnover, construction, or related hands-on experience.
• Residential property-maintenance experience is preferred.
• Working knowledge of basic repairs, painting, preventive maintenance, and safe tool use.
• Ability to organize multiple assignments and adjust to changing property priorities.
• Reliable attendance, punctuality, and sound judgment.
• Ability to work independently with limited day-to-day supervision.
• Professional communication skills when working with residents, property staff, vendors, and supervisors.
• Comfort using a smartphone to receive assignments, document work, take photos, and record time.
• Valid driver's license, reliable personal transportation, and ability to travel regularly among assigned EPAC properties. Approved work-related travel is reimbursed in accordance with company policy and applicable law. 
• Ability to walk properties, lift and carry materials, bend, climb, and work indoors or outdoors in changing weather.
• Ability to participate in rotating after-hours emergency on-call coverage and respond promptly during assigned periods.

Pay and Benefits

• Full-time, W-2 Employment.
• Pay: $21 - $24 per hour, based on experience and skill level.
