Responsible for performing repairs and preventative maintenance across multiple trades, including plumbing, electrical, carpentry, painting/drywall, and commercial hot tub systems. The role emphasizes safety, efficiency, and high-quality workmanship, ensuring property assets are well-maintained and fully operational in compliance with all regulations.
Key Responsibilities:
· Professionalism & Safety:
o Maintain professionalism and integrity in all tasks.
o Ensure compliance with federal, state, and local codes.
o Follow safety protocols, including OSHA standards, MSDS guidelines, and lockout/tag-out procedures.
o Report any unsafe conditions promptly to supervisors.
· Technical Proficiency:
o Perform preventative maintenance and repairs across various trades.
o Troubleshoot and repair appliances, including dishwashers, washers and dryers, microwaves, water heaters, drywall, electrical, etc.
o Maintain plumbing, HVAC, electrical, and control systems to ensure efficiency.
o Safely use company-provided hand tools and keep accurate work logs.
· Coordination & Communication:
o Collaborate with other departments and managers as required.
o Respond promptly to operational calls via radio, telephone, or email.
· Maintenance & Work Orders:
o Complete work orders and maintenance tasks with thorough documentation.
o Maintain inventory of essential parts for critical equipment in assigned areas.
· General Support:
o Work on special and ongoing projects.
o Be adaptable, assisting with other tasks and duties as assigned.
Special Qualifications:
· Must be flexible with time: work evenings, weekends, and holidays.
· Have good knowledge of the community and be able to offer recommendations.
· Must be comfortable making conversation with people.
· Must be willing to learn new skills and share knowledge.
· Must be able to handle difficult guests and tenants with a professional attitude.
· Must be able to work long hours during rush periods.
· Must be able to use chemicals, including those for pool/spa and lawn appropriately.
· Must have a valid driver's license with a good driving record.
· Must be able to read English (work orders, chemical labels and MSDS sheets).
· Must be able to use software for the management of work orders.
· Must work well under pressure and not be subject to burnout.
Physical Requirements:
Ability to perform heavy snow shoveling, furniture and appliance moving, and heavy lifting.
Ability to work long period of time in the elements (cold, rain, ice and snow).
