Position Overview
We are seeking a detail-oriented Foreclosure Default Specialist to support foreclosure and default servicing activities for residential mortgage loans. This role is responsible for managing foreclosure timelines, coordinating with attorneys and vendors, reviewing title and lien documentation, and ensuring compliance with investor and regulatory requirements in a high-volume mortgage servicing environment.
Responsibilities
- Manage an assigned pipeline of foreclosure/default loans from referral through resolution
- Monitor foreclosure timelines, bankruptcy holds, attorney actions, and milestone dates
- Review foreclosure referrals, title reports, lien positions, and legal documentation for accuracy and compliance
- Coordinate with foreclosure attorneys, trustees, title companies, vendors, and internal departments
- Identify and escalate title defects, probate concerns, HOA liens, tax issues, and compliance risks
- Ensure adherence to CFPB, FHA, VA, FNMA, FHLMC, and state foreclosure regulations
- Maintain accurate servicing notes, documentation, and status updates within servicing systems
- Review vendor invoices, attorney performance, and foreclosure-related reporting
- Support audits, quality reviews, and process improvement initiatives
Qualifications
- High School Diploma or equivalent required and must be verifiable
- Previous experience in mortgage servicing, foreclosure, bankruptcy, default servicing, title, or loss mitigation preferred
- Knowledge of foreclosure timelines, title review, lien documentation, and investor guidelines
- Strong organizational skills with the ability to manage a high-volume workload
- Excellent written and verbal communication skills
- Proficient in Microsoft Office and mortgage servicing systems
